This is total nonsense, a charge over a property just means it has to be settled first (or second etc), anyone with a charge will usually want the property sold so they can get their money, so unlikely to refuse it, mortgage companies don't care how the money is split, its nothing to do with them, long as the money covers the charge and it will be removed from the property then its all kosher.
I think you may have been given some bad advice. In regards to the house, maybe the person is flaky, and wants to sell then doesn't, maybe they had a bigger offer from elsewhere and didn't want the estate agent to get the commission. who knows, or maybe they just don't want to sell.
Cash buyer means very little nowadays, lots of people are now cash buyers, and it is only worth it, when a property is truly un-mortgageable (non standard build etc).0 -
Buying cash gives me the advantage of being able to make an offer on the spot. That's why I have been postponing calling the estate agent. I need to know how much I can borrow first.0
