you have to find out where the charge is from and an elusive vendor could make things very difficult .. once the charge has been removed either before or after the sale and proceeds passed on then it's the same as any other transaction. A lot of people have charges put on their properties so no real problem on that score1

I've been assuming the estate agent would have the owner's adress or at least a way to contact the owner. Why didn't you bother to enquire about the house when it was on the market? Why are you only interested now that it's no longer for sale?
