Property 2 would appeal more to me as minimal work required, rooms look spacious and in good condition and you have some outside space. The kitchen looks a bit dark but not sure if that’s the colour of the walls or lack of lighting.0

Plus property 2 has more flexibility with bedroom 2 being a possible office/guest room/store room/lodger's room.
