Help me choose. Pictures included.

I cannot decide between two properties, basically it comes down to the kitchen, bathrooms and location. Property one is in an excellent location, both the bathroom and kitchen need updating. As you can see the kitchen is tiny,not even room for a full size fridge only under counter one. I can't afford to knock down walls etc so only a very basic refit would have to do. The bathroom needs updating due to cracked bath.

Both are within my budget, any suggestions would be great.

    Property 2 as two bed bedrooms so room for guests/office.

    What’s the outside space like for both? Is there any? (I only looked at the photos, not the plans), 
    Property 2 looks to have bigger rooms from the photos, is that the case? 
    I have that sort of kitchen in property 1 where it’s under counter fridge and freezer but as it’s only me it works fine. As for being updated, it’s in better nick than mine is at the moment.

    I disagree with the less house but better location if both locations are ok. Personally I prefer more space and not quite as good location.

    But if we all say property 2 and your heart sinks, you have your answer!

    Property one has a tiny yard basically only big enough to store the bins! Property two has much bigger shared yard. Yes the rooms are bigger in property two. The photos from both make them look like they are in immaculate condition however they're are not so bad I couldn't wait to refurbish later.
    I've always lived in a top floor flat so not sure what a lower ground (property two) would be like, however I am moving due to noise from below!

    Not massively keen on either. Would rule out 2 as its on what looks like a fairly busy road opposite a pub.

    Would want a 2 bed which would put me off property 1.

    Anything else with 2 beds to throw into the mix?

    This ^^^. I also find a useful way to solve dilemmas like this is to toss a coin. If you find yourself wishing for a particular outcome, that lets you know what you really want - but have been better placed to make a decision with just that bit of detachment 'cos for you're looking at the coin, not the choices.

    If that doesn't happen, and you really don't have a preference either way - just go with the way the coin lands.
