  • Firstly sorry your experience hasn't been great thus far. You've been pretty reasonable when many including myself wouldn't.

    In terms of claiming for costs I would view the following as claimable;

-Council tax for your new property for that period which will be minimal
-Utilities from when you completed to when she vacated (you would have needed meter readings for this, the EA may have taken them on completion) again minimal
-Removal of 'junk' perhaps hire a skip and just get rid in one swoop - Anywhere from £100+

In terms of the cooker being dirty I would just let it go as you would have had to buy a new one, we got a professional in to clean ours which was horrendous and cost £65 and its now spotless. In terms of how clean she leaves the house is ambiguous because we all have differing standards on what constitutes clean.

Hope you can crack on asap and get to enjoy your new house.

If doing a load of work on the place just get everything out(onto your large driveway),  rip the carpets out yourself should be ready for your contractors Monday.
Just going to waste 2 days if you leave to the vendor even if they do vome round much in with the jobs you are going to have to do anyway.

Nope, because the OP was always retaining the rental property, so there's no extra liability.

The readings should be done on move-in anyway, so no difference there.

A hundred quid for a skip...?!?

Can you put the time machine in it when you're done?

Has the spare key been returned to you?
Academic, since you have no way of knowing how many keys there may or may not be.

    Get the locks changed ASAP.
Yes, but if he''s not there for a while, she could easily pop in and out, less likely if he is living there. As you say usually you'd change locks anyway, but think it's more pressing with this character and her trying to get some free board or summat.

If I was in your shoes I would not want her coming back this weekend. Just get on with sorting it yourself.

I would hope that the house doesn't burn down as god knows what the implications would be
Probably not the best time to also share that travellers battered down the barracades and moved in next door and have been setting off fireworks and fires all day. Yes that's right. My life is a nightmare!!
Are you sure that you have not been very lucky - at least relatively?

I can't change the locks, it's a werid one, with a unique custom door and lock mechanism. She was supposed to be doing it before she left but didn't, found out will actually cost £3k to do so 😳
