Firstly sorry your experience hasn't been great thus far. You've been pretty reasonable when many including myself wouldn't.
In terms of claiming for costs I would view the following as claimable;
-Council tax for your new property for that period which will be minimal
-Utilities from when you completed to when she vacated (you would have needed meter readings for this, the EA may have taken them on completion) again minimal
-Removal of 'junk' perhaps hire a skip and just get rid in one swoop - Anywhere from £100+
In terms of the cooker being dirty I would just let it go as you would have had to buy a new one, we got a professional in to clean ours which was horrendous and cost £65 and its now spotless. In terms of how clean she leaves the house is ambiguous because we all have differing standards on what constitutes clean.
Hope you can crack on asap and get to enjoy your new house.2 -
If doing a load of work on the place just get everything out(onto your large driveway), rip the carpets out yourself should be ready for your contractors Monday.
Just going to waste 2 days if you leave to the vendor even if they do vome round much in with the jobs you are going to have to do anyway.1 -

Thirdly we are likely to do this property up and sell to hop-up the ladder.
need a thicker skin if looking to flip a places at a profit, you get them cheap for a reason.12 -
