House purchase complete. Vendor still in situ nightmare

    Go stay in a nice hotel/spa and bill her for it! At the end of the day it is your house you could at least charge a holiday let.

    See above. Got keys, was asked to wait until 11:30am went at 1pm and all still there!! Lucky as in rental so only inconvenient rather than castrophoic! Have leant a key back

    There is no requirement to leave a clean cooker, or even a working one (though they really should tell you about any issues up front). So nothing to do there.

    The cooker wasn't included in f&f list, but she's decided to leave now (think she tried to sell it externally) I said didn't want it (as price she said I thought was too high). In theory I think could charge for it as dumped possessions, but also have clause in house must be left clean and tidy would assume would include oven...

    If you were stuck without accommodation, she would be liable for your costs - she has failed to provide vacant possession on completion.

    How hard-ball you want to play it is entirely up to you. But she needs to get her backside in gear...

    I'd be making her aware that you will be billing her per day for your costs/rental of your property, that might focus her mind in getting her backside in gear, no financial penalty, she won't be fussed to speed up.

    The hotel closet to me charges £600 a night 🙄🤣 was considering!!
    I'm going to be fair, but firm. Will charge for costs incurred, so yes potentially cover my rent and council tax, but wanted an idea from others gone through this of what is acceptable /likely to go through/be accepted in court. I don't want my understanding to financially affect me

    Apologies I did read that but thought it a bit that she herself would have given you the keys when she clearly had no intention of being out today.
