Extractor fan?

The seller has confirmed that there is no fan, they’ve never fitted any. I assumed that the electric and ducting were already there but the seller says they can’t confirm this detail. In your opinion is there any documentation that they should have and I can ask to provide that would help me to understand if cladding is required?dimbo61 said:Are you sure there is No fan running very quietly in the background ?

To answer your question no its not reasonable to ask the seller to fit and extractor fan, its highly unlikely he will have any documentation that will confirm if there is any wiring or duct. Can you look at the side where the room is to see if there is a vent? If you want a fan in that room then you'll have to sort it out when you move in.0

I’ve contacted an electrician and he told me that if the wiring and ducting isn’t there then a full installation would be quite expensive and probably require permission. When I put down the offer on the property I assumed that the wiring was already there because the plant showed the extractor fan and also, I’ve never seen a bathroom with no fan nor windows. I suppose I ll try and renegotiate the price with the seller.0 -

I asked the estate agent if it was possible to look at the lease (since it’s a leasehold property) after the viewing, which they’ve sent me. The plan is included in the lease. After reviewing the lease, I put an offer.Irishpearce26 said:
