    Lol, it has been mentioned!  If they decided to take a p*ss there however, they would be standing right next to their table - the passageway is very narrow, still - good point, folk tend not to care when they've had a drink.
    Is the area cordoned off when the pub is closed?  If not, anyone who's walking past & caught short...
    It is gated and locked.  No entry can be made to the gate from the outside - entrance to the passageway has to be through the pub.

    As someone who lives in a seaside town , near but not right next to more than one pub the 2 things of most concern  for many residents are the Covid relaxations of outside seating, much noisier , smoking etc and the turning of anything that comes up for sale within a mile of the sea into a holiday let . Particularly the larger properties that are glammed up as party properties. 
    Yes I hear the beer deliveries and the glass bins but these are part of the everyday noise much like shrieking children in the suburbs. 
    I still have permanent neighbours but we do all look at each other hoping that everyone is healthy and not planning a move to a retirement property.

    Weve lived, 300m from the town centre, in a seaside town for 25 years and grew up in another for our first 25. I'd not consider truly understanding what it's like to live right in the centre of it all. 

    Lockdown meant town was deathly quiet, nothing like the past and no indication of the future.

    Yes it was definitely a different place during lockdown, but we've been coming to the town for over 30 years and have seen it at its busiest, in all seasons and weathers.  We know all the pubs, including this one, very well. It's not bang in the centre of the town, its a little way out so whilst it is busy, its not on a 'pub run'.

    That made me smile!  Let's hope we don't have too many more of those, eh?  We know the town very well, have visited it (and all it's pubs) at its busiest over the last 30 years but it was a very different place during lockdown.  The pub is busy, but not right in the town centre and part of a 'pub run'.  We've looked at flats over the last two years close by and even in this same block.  They were snapped up in weeks and we missed out.  We are still wavering!

    We bought a house facing a pub, on a side-street. Before buying, made a point of spending a week going to the pub in the evening to suss out the clientele (who turned out to be closer to our age rather than lager louts). Some noise in the summer when they have live music, but that tends to be the kind of noise I enjoy. 

    End result; we bought the house as it's in the centre of our village next to shops and eateries at the edge of a big suburb town with all the big supermakets on the very edge of London. Great transport links, great schools, decent size of house for the area.

    The pub (and scarcity of parking) here are easily trumped by the positives,

    Thanks for this.  So pleased you had a positive experience! We know the town very well and have seen it at its busiest and in all weathers over the last 30 years,   The pub is a little way out of the centre, and not on a 'pub run' as such and we had spent a fair amount of time there even before we considered buying in the town! We've been again a few times whilst things are opening back up after lockdown too.  We've actually looked at flats in the same block before and they sell really quickly, we've always missed out.  At the moment, the facilities of the town, the location overlooking the harbour and the general loveliness of the local area are outweighing the negatives of the pub.

    It's also possible the pub may be bought by Kim Jong-Un and used as a British outpost to spread communist propaganda. Even if that doesn't happen there will definitely be noise from the pool table and the chinking of glasses.
    Even if that doesn't happen someone might sneeze in there.
    Even if that doesn't happen a hurricane might come along and blow the bloomin doors off.

    As a holiday home in a holiday town I would be less bothered as you will tend to be in holiday mode.

    We use a B&B pub that has a similar setup(except river) their ground floor room in the  annex is on the alley to the garden, sure their is pub noise, for a few nights OK  would get tedious if permanent home as it was before ot became rooms.
    There was also noise from pedestrians as  the river walk outside is from the town to the main carpark.

    I agree. As it'll be a holiday home the nearby pub could even add to the experience and you clearly know the area well (and have thought it all through). I think if it were me I'd go for it.

    Yes holiday home certainly a different proposition to your only residence. 
    I continue to choose to live where I do although have considered moving but can’t give up living by the sea .so for now the downsides are put up with .  This is home . 
    But for a permanent move never underestimate the relentlessness of others holiday mode have on you.
