    I can only echo what others have said. Even if it's a 'nice' pub now, it could change. A few years back we rented a holiday home and didn't realise till we arrived that it backed onto a pub (adjoined buildings). They had live music three nights a week that went on late. Good fun when you're on holiday but there's absolutely no way I could have lived there. Noise at leaving time is also a good point - have you visited at 11pm? I know how louds my conversations have been with friends when leaving pubs after a good night - when you're drunk you're simply not quiet, no matter how much you think you're trying to be. 

    If you've been looking two years and this was better than anything else in your budget, the pub is the reason. 

    I know it's hard and you'll have got attached to the place, but personally I'd really think again. And saleability will definitely be a problem so you could end up stuck. 
  • Thanks all for the comments, much appreciated. I realise I wasn't clear about a couple of things.  We don't have a proper outside space outside the flat, but there is a 5ft+ wall between us and the pub.  Also, we were perfectly happy to accept what goes with the pub when there was no outside seating, which is new. We had been told by the estate agents that they were not allowed a 'beer garden', but it's likely that Covid rules has changed that.  Really appreciate you all taking the time to comment, its certainly given us lots to think about.

    Thank you for this, your last para has really struck a cord with me - that's the difficulty!  We know the town so well, have stayed here regularly and know all the pubs too.  The flat wasn't particularly low priced because it has a harbour view - others with a harbour view were cheaper, but not as well laid out.  It's an area where such properties rarely come up and go quite quickly when they do, but times and economies alter and can change a town.  Very much a dilemma.

    Note that if you do have problems then you have to declare them or accept liability towards a new seller.
    I had a friend who repeatedly reported violence next door to the police.
    This down valued her house by £25K and because she reported it then there was a formal record (whether anyone could have obtained it with data protection is a different matter but it's a risk).
    The point is that any "trouble" can down value the property and if you don't declare it to future sellers you risk someone suing you because they would not have bought had they known about it. If you (for example) report it to the police you cannot then claim you didn't know about it.
  • Summer season when all the tourists arrive is going to be a nightmare if the area is popular. We had a pub at the bottom of a road We lived on many years ago and the noise and fighting that went on was horrific. The pub in the early years was quiet and for locals but changed hands and all hell broke loose. Do please think about this as your flat may be in the line of fire.
  • I lived next door to a pub for years, landlord became my daughter's godfather. She had a holiday job there as well.

    Another pub lover here, but I too would proceed with caution (which might mean not proceeding!).
    Even if it's a relatively quiet pub there's unavoidable noise with early morning deliveries and staff tidying up etc after hours (I often stay in pubs when I'm away rather than hotels and this is fairly common - fine for an overnight stop but living next door?........)
    I guess it really depends on exactly what the set up is like (hard to visualise the proximity etc) and your own tolerance to noise. OTOH you could become firm regulars and meet lots of the other locals.

    I looked at house a few weeks ago turned up to see it was a few houses down from the village pub.  The pub garden looped around and was close to the house.  House was perfect as was the village but I like my sleep so no deal for me !
