Vendors delaying sale?

Hi,

Currently 12 weeks since offer accepted.

All paperwork, searches, survey etc. on our side completed. Our solicitors sent queries to vendors which took 4 weeks for a reply to at which point the majority of replies amounted to awaiting paperwork from vendors. Vendors have yet to complete property information form which should have been one of the first pieces of paperwork completed by them. They are in no chain and have already relocated to their second house, we are also in no chain so a timely purchase was expected.

We have repeatedly asked EA can they ask about the reason for delays but EA will not respond to us or does not return our calls.
At this stage we are beginning to suspect there is something they are hiding about the property due to property information not being returned. We are considering reducing/withdrawing our offer as NO CHAIN was part of the property listing and it has now gone on longer than we would like costing us more in rent etc.

Is it unreasonable for us to be frustrated at this stage?

    Not unreasonable to be frustrated when there's a complete lack of communication by the EA.  Who at least should be talking to you even if there's no news as such. Can you visit the EA's in person? Then there's no way of avoiding you!

    We can visit the EA in person, not sure will it make any difference though as likely get the same response which is they will chase the vendors and get back to us, which they never do.

    At this point, I'd be tempted to go directly to the vendor if you're local enough. Just knock and politely say that you're struggling to get any information from their estate agent, and as it has been a while now could they please tell you if they are facing a delay that you need to know about.
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    You're right, I missed the relocated bit!

    Yes, we don't know where their second house that they have moved into is. We are considering leaving a note in the letterbox of the house we are purchasing since they might be going back to check on it

    Ah, I would check with your estate agent/solicitor that the paperwork is being sent to their new address, and not the empty property that is for sale.
