Yes I couldn’t believe it when our mortgage broker phoned us and said the offer had been approved on the same day as the valuation! Astounded! Fingers crossed it all works itself out as I really don’t want to lose the house we’ve offered on 😬😬

Thats amazing news congrats! Still waiting for mine, apparently they're extremely busy and it may be Wednesday before I hear back! Every day is a day closer though!

Update, valuation done 12/5 and valuation report came back 14/5... undervalued by 25k 🤯

Our broker has just advised valuation passed still no further queries or offer yet, fingers crossed for an update early next week!

I’m sure you can appeal their decision I think you have to find three comparable properties roughy at the same value in the same area worth asking you EA or MA to look into it for you. Fingers crossed you get sorted, loads of properties are selling above asking price in our area at the moment, we had to offer above market value on ours.

@Kacey0 the problem is there are no comparables. The property was on at a guide price and we paid under so I think we may have to find a different lender even if we do get a mortgage offer.

Thought I would join you and give you my timeline and also see if anyone has any updates on there progress
Broker asked for all details/paperwork i.e. wage slips bank statements - 12/05/21
Broker submitted full application - 14/05/21
Checked credit file and hard search carried out same day  - 14/05/21
Vendor let me know that valuation was carried out today -  17/05/21
just a waiting game now

11th May - Valuation response OK and query on statement
11th May - Query responded
17th May - Mortgage offer approved
