To be fair, if I saw a house I would be calling the EA immediately. Next time phone to book a viewing as soon as you see a house on RM.0

This morning a property that an EA contacted us about on Wednesday this week and we arranged to view tomorrow. This now has offer accepted on it. But vendors are going to let booked viewings go ahead . Viewings were only going to happen today and tomorrow. We have cancelled .0

Definitely get friendly with someone in each branch.
I have seen 4 places all before rightmove listed and 3 sold before hitting rightmove.
None suitable for me unfortunately but i was in the door to view them before anyone else.0 -
We had this alot. Made even harder by working full time so can't just drop and run to view a house. So we'd call to book to view, 90% of the time the viewing was cancelled before we got to see it as it was sold. We've had an offer accepted now on our perfect house, so our thinking is everything happens for a reason. The others weren't our house, this one is1

We were told when we were searching by some smaller EAs that they actually can be seen quicker via Facebook! I followed all the local estate agents to my search area and some even post teasers to what is coming on the market the following week. Worth a shot - we were amazed how many more viewings we got!👍🏻1

Hi we are going through the process of buying our first house and came across this more than once. We rang about 5 or 6 properties and were told the same as you.We have had an offer accepted and this is how it went:
Tuesday 20th April - House came on right move (I had been literally sat there refreshing the page for days). I rang the estate agents within two mins of it going online and booked a viewing for the following day. We were to be the first people to see the property.
Wednesday 21st - we were every excited about our viewing because we knew this house was right for us. Our viewing was booked for 3pm and at around 1.30 I got a text saying thanks for cancelling my viewing. I had NOT cancelled the viewing so I contacted EA to ask what has happened. Apparently someone using my name had cancelled ( they had not. I started to think some games were being played). I said I still wanted the first viewing and they said it wasn’t available, I told them to make it available, because I had made sure I had the first viewing. I got booked in for 2.45pm.As we were waiting another couple showed up to view the house and tried to get in before us.After our viewing we knew we wanted it there and then. We passed the other couple on the drive and heard them tell EA that they had originally been booked for the following day but had rang up and asked for an earlier appointment.We put in our offer of the middle of the guide price whilst sat outside the house on my car. We were told that there were 40 viewings booked and it would probably go to best and final by EA. An hour later our offer is accepted and the house was taken off the market and we are now waiting for the searches.
personally I think that the EAs are playing games right now.My advise would be to know exactly what you do or do not want in a house, how much work you are willing to do and know the area you want. Have the chat with whoever you’re buying with before you get there about what you will and won’t accept and what your offer would be and stick to it. Move fast and try and be the first to offer.
make sure you get that first viewing. Ask your boss if you could leave work early for viewings and make the time up another day. Check websites ALL THE TIME.1 -
The market is very busy at the moment - we are in the middle of a house purchase and the house is currently tenanted until september.
The house came up and we loved it so we phoned to book a viewing - "tenants only allowing us in on Tuesdays between 10am and 12pm, we are already booked up tomorrow so it will have to be the following Tuesday". Accepted that but felt unlikely anything would happen.
That evening we decided just to be ballsy and chuck an offer in without viewing. We know the area well and felt confident in the virtual viewing and pics etc that it was exactly what we wanted and in a prime location.
The next day at 11:30am had a call from the EA - "The vendor won't take your offer seriously unless you have viewed. I cannot get hold of my colleague but if you can get up there in the next 20 minutes and speak to her, explain you've made an offer and she may be able to fit you in".
So, I went up there and pulled up outside, there were already 3 couples waiting in the street. Managed to talk to the EA doing the viewing and she said I could pop in quickly at the end. They did 12 viewings in that first day (plus me) and had 7 offers put in. We had offered asking and a couple had offered above asking, but as we are FTB woth no chain and the existing vendr didn't want too much hold up between removing tenants and exchanging, we had our offer accepted.
Basically - if there's a property that you really like, just be brave and go for it and don't take no for an answer. I felt a bit nervous about going up there and barging in, but so glad I did now!1 -
We have just had an offer accepted on a property. Our story is very similar to others. I phoned within minutes of the property going on Rightmove, chased the agent a few hours later as he said he was checking times of viewings with vendors, took a day off work to drive the 200 mile round trip to get the first viewing, put an offer in the next day and put a 3% above asking price offer in the following day for best and final offers. They had 5/6 viewings per day for 3 days but by the third day the property was sold and no doubt the viewings were cancelled. It is ridiculous, but we knew the area really well, knew exactly what we wanted and figured the survey would show up any problems that we didn't have time to examine during the viewing.0
