Doesn't read like a good LL if things like supplying a new oven is something you need to ask about on a forum. Why on earth should your tenants buy you an oven?!

I don't doubt that your heart is in the right place, but your execution may not always demonstrate this (possibly because you're an accidental LL?). You let out a property with a broken oil tank and presumably smoke detectors that did not work (by law you should ensure that the property has working smoke alarms before each new tenancy - it should not require the tenant pointing this out. So the law says you are a bad LL and need punishing. Luckily you had good tenants that just wanted working smoke alarms and took it no further).

Sounds like you had a backlog of maintenance issues that have built up because the previous tenant was too idle to report them, and you didn't do a full condition check at changeover. So I'd suggest that your current tenant has done you a favour, because the longer these issues are ignored, the more expensive they can become to fix, especially with such problems as leaks.
Whether it was working when the tenant occupied the property is irrelevant: the issue is whether it's working now. It could have failed just last week-it's still your responsibility.
Some ovens will not power up unless the clock time is set first-could it be as simple as that?
Of course an oven is a fixture, even in an unfurnished flat. It's like asking if the kitchen sink is optional!No free lunch, and no free laptop4 -
I'd be willing to bet there were problems with all these things when the old tenants left but they didn't report them because they didn't want to lose their deposit - I wouldn't automatically assume the new ones are particularly fussy. They might even have done you a favour reporting taps etc by preventing a much bigger leak issue.
When I moved into my current place the blind fell off the wall, a chest of drawers broke, there was a big stain in the carpet when furniture was moved, and the sink was so backed up my landlord had to come round to take the u bend off to unblock it. All within a week. The previous tenant had just patched things up or not reported them enough to pass the inspection and get her deposit back and left it.Make £2025 in 2025 total £241.75/£20250 -

Hi Lisa, another Landlord here
When you had the EICR report carried as now required by Law what did the Qualified electrician say about the condition of the electrics.
Have you fitted mains wired interlinked smoke alarms on each floor, Heat alarm in the kitchen and CO alarms in ever room with a gas appliance.
When the gas Safe Certificate was carried out the gas Safe engineer is now required to check all the CO alarms.2 -
