Landlord - Replacing oven

Hi All,
I had a change of tenants from 1st May. Since then I have replaced 3 laminate floors, a bathroom window, kitchen and bathroom taps, had the bathroom resealed, oil tank repaired and bought new smoke alarms. My previous tenant had no issues but the new ones seem to want everything done. The tenant has now wrote that the hob works but the electric oven doesn't. Is this something i should replace? I am assuming not as its let unfurnished.

A cooker isn't furniture, you should repair/replace it. It's not like the tenant can easily bring their own cooker as it would need wiring in.10

My cooker is a built in appliance, the landlord replaced it when it broke down.1

An oven isn't furnishing. Get it replaced. You had an oven in when you showed the tenants around so they would presume an oven is included. Even if the law says technically you don't need to, be a good LL and replace it.1

Are you sure the oven actually needs replaced? The most likely problem is the element blowing, which is a straightforward (and cheap) replacement of that part rather than the whole thing.6

Thanks for the replies. Some are a little harsh! I am a good LL - it's a simple question of should i replace it. I will take a look at a repair first. There's obviously more to the story with the previous tenant advising it was working, as were the taps which i've replaced and the shower etc - sometimes people want more tho!0

Most ovens just require plugging in to a socket and do not require a tradesman other than for the delivery guy to carry it into the kitchen.
Hob burners do often get clogged up and won't light. An enterprising tenant should be able to fix it themselves with cleaning solution and if need be unblocking the holes with a needle. Though that doesn't sound like the type of tenant you've got here!0 -
Every landlord I've had in the past has always either repaired or replaced the oven if it was built in. If it's listed in the fixtures and fittings then you should probably get it sorted.Nothing is foolproof to a talented fool.1
