Landlord - Replacing oven

Hi All, 

I had a change of tenants from 1st May.  Since then I have replaced 3 laminate floors, a bathroom window, kitchen and bathroom taps, had the bathroom resealed, oil tank repaired and bought new smoke alarms.  My previous tenant had no issues but the new ones seem to want everything done. The tenant has now wrote that the hob works but the electric oven doesn't.  Is this something i should replace? I am assuming not as its let unfurnished.

    My cooker is a built in appliance, the landlord replaced it when it broke down.

    An oven isn't furnishing. Get it replaced. You had an oven in when you showed the tenants around so they would presume an oven is included. Even if the law says technically you don't need to, be a good LL and replace it.

    Thanks for the replies.  Some are a little harsh! I am a good LL - it's a simple question of should i replace it.  I will take a look at a repair first.  There's obviously more to the story with the previous tenant advising it was working, as were the taps which i've replaced and the shower etc - sometimes people want more tho!

    Maybe the previous tenants just didn't care, I don't think these are unreasonable things to expect to be in good condition/working order in a rented property. Assuming they weren't superficial fixes, if the new tenants didn't like the look of the taps I'd be telling them to jog on, but a non working cooker I would expect the LL to fix even if unfurnished most white goods are LL provided.

    Well done for being a considerate LL - we hear some horror stories.  If it were a free-standing cooker, you might argue that it is not included in an unfurnished home.  Since it sounds like it is integrated, it would fall under your remit to repair/replace

    Most ovens just require plugging in to a socket and do not require a tradesman other than for the delivery guy to carry it into the kitchen.

    Hob burners do often get clogged up and won't light. An enterprising tenant should be able to fix it themselves with cleaning solution and if need be unblocking the holes with a needle.  Though that doesn't sound like the type of tenant you've got here!

    Every landlord I've had in the past has always either repaired or replaced the oven if it was built in. If it's listed in the fixtures and fittings then you should probably get it sorted.
    Nothing is foolproof to a talented fool.

    You shouldn't take either the previous tenant or the new tenants word for it.  Check for yourself or get a trusted trade person to do so.  If it is broken then repair or replace.   Don't replace just because the tenant is moaning.
