Is there possibility of second bathroom in house

    How would I know where are those internal pipes and drainage in house? Will I get any document from owner ? 


    You look for them....
    A soil pipe is 4" diameter, you can't really miss it. The supply side is easier to reroute, the waste is much more work. As already pointed out, if the new bathroom is below or near-below the existing one, then the waste will already be quite near, since it's got to descend to the ground floor already as near to vertical as possible.

    Space would be 1.19m wide and maybe 3.5m long. You should be able to fit a shower, loo and small sink in there depending on any height restrictions from the stairs. 

  • The space you are referring to in the floorplan doesn't look nearly big enough to contain a bath or shower

    You are also severely underestimating the need for that storage space. 

    Is there no scope for an extension?

    You need about 1m wide by 2.7m long space for a bathroom that is more spacious than most bathrooms, toilet, full size on one end, outward opening door with wide but shallow basin with tap to one end, opposite door, narrow but very tall towel rain, the low profile shower tray with bifold door hinged to wall side, 900mm by 900mm with rainfall and hand hose, will be massive, a normal tub is only 650mm and a wide tub is only 750mm, enough room for a very nice shower, should fit in line with your stairs.

    Ventilation via good extract, through pipe under ceiling or boxed in to outer wall.

    Porch allowed is 3msq under PD, doubt you will get permission for a bigger one than this in front of house, depends on LA

    Sorry cost wise, bathroom £10Kish depending on if floor has to be dug etc can be more.  Brick built porch with foundations £16K ish for shell.  You can get UPVC porch for £5Kish but should devlaue your house by a fair bit.

    This, but I'd make the bathroom shorter and have a great big double/triple door pantry on the kitchen side 😍

    A lot of people would be knocking the whole wall out from the lounge into the kitchen.  Personal preference though.  I'd make the front room into the lounge though as it's easier to walk through a dining room.

    I think that might be the only way of turning this into a feasible project. Creating an opening in that wall as drawn by Indigo_and_Violet would be structurally interesting, especially if part of the external wall was already removed to enlarge the opening between the original kitchen and the extension. The chimney also complicates things.

    It looks like it could turn into a very expensive way to create space for a downstairs bathroom, the need for which probably won't be obvious for a future buyer. Going the whole hog and removing the chimney and wall (if structurally feasible) at least gives the benefit of creating an open living area to appeal to those who want that sort of thing, and so generate a return on the cost.


    I'd make the front room into the lounge though as it's easier to walk through a dining room.  

    Completely agree - another disadvantage of turning the lounge into a corridor is that it means the loss of the only unobstructed wall. Where would the sofa go?

    For a lower-cost option without structural work I'd go with using the existing lounge as a kitchen/diner then reconfiguring the existing kitchen/diner as space for shower/toilet, utility, plus home office/hobby/kids with what is left over.

    So about 2m deep by about 2m wide? Really not very large at all...

    If I were you I'd be looking to go into the loft, stick a bathroom and bedroom up there - just depends on the height of your roof space.  Both hip to gable conversion and rear dormer can be done under permitted development.
