    Vicious circle. Local EA here seems to think by the end of May 🤷🏼‍♂️

    4  in my road of 50  all put on the market in 2021 - and all sold..  Only one in 2020

    There have been loads around here for sale the last month or 3.

    Most are SSTC within a week when reasonably priced.

    There are some that are over priced that havent shifted for 6 months however

    When I was doing viewings last summer there were approx 260 properties for sale in my search area, up to a peak of 340 later in the year thanks to the stamp duty holiday. Now it's down at 190. Local EAs have been leafletting to try and get more on their books. Relieved I managed to find somewhere last year. Been slim pickings recently.

    Yep, it's people like me who are to blame  :D:smile:

    Can't see much going on where I'm buying, so delaying put mine on for sale as the market is very hot here for my type of property! Very vicious circle...

    The market is the wrong way round. Normally in a fast moving market you find something you like then put your house on the market  in the knowledge it will sell quickly.  Now most sellers want people to be proceedable before they offer, but they aren't proceedable themselves so then slow the chain because they can't find anything suitable. A lot of people, me included, are wary of putting our houses on the market as we know there is so little for us to buy.

    There are only 37 in my budget in my 3 mile search radius!!

    Out of those,  ive either viewed and written them off, or they're too small, or too over priced 🙄

    This is for a family detached house.

    Plenty of terraces etc available. 

    There's more available in the 550k-700k mark, but nothing in the 450k-500k mark. Yet in Jan/feb there were loads!

    And yet, when there is, you will likely lose out to someone who is under offer. There's a few posts in here from people moaning properties are going too quickly. 
    No reason you can't put yours up for sale making it very clear you will only be moving once you have found somewhere. There are people who will wait, just don't accept offers from those in chains. (But let them view because situations change)

    In our area they are selling and selling fast.  Often before they are on Rightmove.  We’ve seen a few agents putting up Sold boards - they don’t have time to put a for sale board up!

    In my immediate area there's 10 properties, within 5 miles there's 44 properties within the maximum mortgage loan amount and deposit. It really does depend on area and what you're looking for.
    Mortgage started 2020, aiming to clear 31/12/2029.
