Why had this property been on the market for so long?

    9/7/19 - £325k
    14/1/20 - £318.5k
    5/6/20 - £310k

"Nearly new", "prime plot" - it was a show-home... I wonder how that affects HtB eligibility?

Other newbuilds on the estate are listed as having been sold as early as January 2016. Number 44 was early 2017, this is 42. The most recent newbuild sold was the end of June 2019 - barely a week before this show-home was listed... And by December 2019, properties were being resold.

Streetview stops at number 11, May 2016.

Satellite shot is much more recent. I think it's the one directly opposite the junction with Belmont Close.

You're right, I missed that in the list. It didn't show against the property itself.

Thanks all this has really helped us ask a few more questions and think about the offer we might put in depending on answers to these questions!

As another poster commentated. Our house was on sale for a long time according to right move.
Yet if take out other factors.
Covid last year and at nearly same time OH , taken ill. Lost total 110 viewing days.
Then another 7 last September, under offer. Buyer then changed mind.
End December / start January. 20 days. Under offer again. Buyer changed mind.
So total 137 days of no viewers.
This does not show on right move as far as I am aware.

Nothing in those pictures would put me off.

Ask if anything has failed a survey, look for obvious signs of subsidence, bad drainage, water damage.

Check what soil the house has been built on, if there has been any flooding in the area, check the local crime stats.

Walk around the area at all times of day, check for barking dogs(If that's an issue for you), loud parties or anything that might disrupt your comfort.  Also do this in warm weather on a holiday/weekend, when people are at their noisiest.

There's a kids slide right next to the fence, that suggests that there isn't a crack dealer on the other side of the fence, or a territorial dog the size of a small horse.

Knock on the neighbors doors and have a polite chat to get a feel for them.

All planned for when we can get a second viewing. This thread has given me some comfort in that it could just have been that the right buyer hasn't come along due to many circumstances. Also going to view the more expensive one across the way for comparison. We had an offer on our house tonight so decision time now.
