    Also a quick look at nearby properties sees plenty of 4 bed new builds in the £270k-£290k range, so it looks overpriced.

    Also Purple Bricks properties do (in my experience) hang around a long time. Probably a seller that is not that serious about moving but will happily sell if they get an offer for a ridiculous price.
    We have viewed some of those other 4 beds and they feel so much smaller than this one. So I understand the price being more to some extent. Great to get that perspective though.

    HtB won't be an issue for us as we are selling my husband's house (it's only me who hasn't purchased before). I think they dropped the price because of the competition across the green. 
    Interesting people were selling off the estate so quickly though. Everytime we have been (for viewings on many houses) it seems pleasant but we know the adjacent old estate has its very bad areas.

    That should get you going.
    I suspect when you match up the prices to the houses people are picking better ones in that price range.

    I think there may be more new builds which also sucks low deposit people away from second hand with H2B

    I would also take a drive round at different times of day/night to see if the green area in front of the house causes problems, e.g. kids congregating, football matches etc etc
    Good idea, but cycle round if you can, you'll hear and see a lot more..

    They are all new builds from 2017 and onward looks like it was phase 2 of the estate
    73,75,77 Richmond and 44 Stockwell are the same type as this one 42 Stockwell on the same row opposite the green

    There is so much you can find out these days with some careful searching Lived in Mickleover years ago and derby area for over 10 years so like to do a bit of research as practice. If I remember correctly made a fool of myself drinking in the honeycomb as a young lad. Ladybank Road sound familiar have the address somewhere in my filing. So much has changed since my day.

    "Nearly new", "prime plot" - it was a show-home... I wonder how that affects HtB eligibility?

    Other newbuilds on the estate are listed as having been sold as early as January 2016. Number 44 was early 2017, this is 42. The most recent newbuild sold was the end of June 2019 - barely a week before this show-home was listed... And by December 2019, properties were being resold.
