Hi all,
Looking to get some perspective. We have seen a house that we are interested in, nothing in the area seems to compare, except the exact same, but more expensive, house across the green. Covid has delayed our second viewing so in the meantime looking for some speculation on here. This house and the other have both been up for sale for over a year. Do you think it could be the sellers holding for an unachievable price or would something else put you off?

Has it actually been up for sale for so long with no SSTC, or has it been sold a couple of times and fallen through?
On Rightmove, our property looks like it has been up for sale since July 2020, but we are on our 3rd buyer, since February this year, as two previously sales have fallen through, however the original date we started the whole process is the date that shows up on Rightmove.1 -
I'd want to know liability for roads, streetlights and drainage as those streets don't look to be to an adpotable standard so residents may be responsible.1

As far as I can see it has been up for sale for that long but that is something we will check in the second viewing. Not something I had considered initially though so thanks (my first time buying)0

Also a quick look at nearby properties sees plenty of 4 bed new builds in the £270k-£290k range, so it looks overpriced.
Also Purple Bricks properties do (in my experience) hang around a long time. Probably a seller that is not that serious about moving but will happily sell if they get an offer for a ridiculous price.1 -
I would also take a drive round at different times of day/night to see if the green area in front of the house causes problems, e.g. kids congregating, football matches etc etc1

Lovely house. My concern would be parking arrangements, as lots of potential for falling out with neighbours about parking outside the private drives. Also worth checking the maintenance charge on the property for the public areas. On the time question, we took ours off the market for a few months last year due to Covid and job security issues, so it showed as having been on the market for ages when it actually wasn't. Worth asking the question though.2

"Nearly new", "prime plot" - it was a show-home... I wonder how that affects HtB eligibility?
Other newbuilds on the estate are listed as having been sold as early as January 2016. Number 44 was early 2017, this is 42. The most recent newbuild sold was the end of June 2019 - barely a week before this show-home was listed... And by December 2019, properties were being resold.
