Lee Vs Eltham

    Slightly surprised by all the Lee comments....

    I do know that they're going to build a few new developments around Lee (i.e. shopping centre) which I think is going to change the area a lot. I'd post a link but I can't as I'm a new member.

    I looked around Lee / Eltham and I bought a property in Lee in the end. Here is my observation of the market and the area:
    Lee - I felt safe and low crime rate. Housing supply tend to be on the low side as people tend to live there for a long time (confirmed by estate agent and the neighbours) so that's a good sign. V. good private school nearby and you can always hop on a bus t blackheath (literally 5-10 mins ride away)
    Eltham - I did not feel safe. I'm a big white male and this was during day time! I walked around there during day time and definitely felt that it was a bit lacking in terms of diversity (I'm being generous here). Housing stock is alright.

    Either way you can't go wrong with Lee or Eltham I reckon. I say this because I work in high finance and I can confirm that I'm hearing about professionals moving to the area then there's this thread so it's confirmed my suspicions that more professionals are starting to creep into these areas.

Also the fact that I could possibly cycle from Lee to London Bridge when offices up as compared to Eltham from where its almost impossible to cycle. 
    The trade off would be a garden as I am confused between a large-ish flat (820 sq feet) in Lee vs a house in Eltham
    . Can I ask where did you move to in Lee? Looking for ideas..

    Leegate regeneration would be a huge positive impact. Thing is I have been hearing about Leegate regeneration for last 5 years and the last update was in 2018 and nothing after that. Hope it happens in our lifetime :)

    Gosh, they were talking about Leegate regeneration when I lived there - about 30 years ago.  And Leegate wasn’t nearly as horrid then as it is now.

    There have always been professionals/City workers in the area - I am one for instance.  It also has the overflow of people who aspire to, but can't afford Blackheath.  Having lived here for most of my life I can tell you it's not as nice as it used to be.  But it's like every area I guess, it has good and bad parts.   Having said all that, I wish you happiness in your new home :)

    The most recent plans to regenerate the Leegate centre were roundly rejected.  A load of flats on top of a giant Asda.  Traffic and parking are a nightmare here as it is, thank goodness that didn't get the go-ahead.
