Lee Vs Eltham

I need help / suggestions on whether to live in a 2 bed flat in Lee (18 mins walk to Blackheath Park) or live in a 3 bed house in Eltham on the same budget? 
We are an Indian couple in our 30s (no kids) so we are looking for suggestions based on based on area, things to do, markets, parks, diversity

  • Used to live in Lewisham and never really felt there was much to do anywhere around there - same for Lee, Eltham and Grove Park. Found the whole area quite soulless. Always felt like an area that people pass through on the way from the south east into London.

    The transport links to London are very good - takes no time to get the train in although pre pandemic commuting was never easy with Southeastern Trains.

    Some lovely parks - Hilly Fields, Blackheath, Ladywell park, however.
    But most of our time out the house was spent around Blackheath and in Greenwich.

    Same as SmoggyGoose, I used to live in Lewisham, also lived Lee/Grove Park border, off Baring road and also lived in Eltham. Eltham felt much less like a London borough than Lewisham, Lee felt slightly better around Lee high road area but not up baring road area.
    It is hard to decide between location and freehold/Leasehold, would if possible rather have 2 bed Freehold in Lewisham than a 3 bed Leasehold in Eltham, if you can go for that?.  Lee/Blackheath border rather than Eltham. Mottingham side of Eltham aint that nice it's a bit better in New Eltham.

    Corduroy pillows are making headlines! Back home in London now after 27years wait! Duvet know it's Christmas, not original, it's a cover.

    Fair. So to be specific I am referring to Leyland Road in Lee which is really on the borders of Blackheath. The flat is a large 820 sq feet Victorian conversion but does not have a private garden.

    Vs in Eltham it will be Balcaskie Road which is super close to the high street and the station. And the house in Eltham is a 3 bed nothing too spectacular

    Very close call there, they are both nice roads, if it was a choice of areas and both Freehold, I would go for Leyland road, if Leyland is Leasehold and Balcaskie is Freehold I would go for Balcaskie.
    Bottom end of Leyland road is about 20 mins walk from Blackheath village, which is nice.
    Sorry, I know that don't help much, it's just my liking.

    I’ve lived in both of those areas and found both a bit bland and boring.  I’d probably go for Eltham in that it’s only a short walk to Eltham Park or Oxleas, but tbh there isn’t much in it.

    I'd definitely go for the house in Eltham. Still not far from Blackheath for a smart night out if you want. Also on a bus route to Greenwich. The Lee one looks too far out of Blackheath to make it more appealing IMO. Lee was never that nice, although it may have improved over the years...

    I've lived in Blackheath and had 2 houses in Eltham in the past btw.

    The flat in Lee is in Leyland Road, a quick 18 minute stroll to BV. Hence the confusion
