I currently live in Lee, not far from Leyland Road although I am in the process of selling and leaving London (never thought I'd hear myself say that!). There are some beautiful roads and houses round here, but in my opinion even with that it's gone downhill a bit in recent years. The almost derelict shopping centre isn't helping with that I don't think. Personally, and I love being near Blackheath, I'd go for the house in Eltham if it were me.

I've lived in Lewisham for many years and went to uni in Eltham. I'd pick Eltham as an area plus you get a house instead of just a flat. In fact I'm currently looking for a property to buy and Eltham is on the list while Lee isn't. Saying that, Blackheath has an amazing farmer's market that I miss dearly and being close to that would be a big selling point for me, but you can visit it from Eltham too.0

Like every area in the UK, you have you good, bad and the hideously ugly.
The town, what is left of it is ok but go at night time, as in any town/city, you can get a different atmosphere.
There are parts of Eltham, usually estates where I would not stay even if you paid me but equally you
get places like that in almost every town/etc.
The place has diversified a lot over the past few years.
New Eltham is a much greener place and IMO better housing stock with bigger gardens and drives.
The areas near the uni aka Avery Hill, some good places around there but I'm not sure where the train stations are.
towards Footscray from new eltham you get old Victorian property, nice areas
As with any areas you only need one vermin or a vermin family to make your life miserable
I suggest you visits the place you interest in during the day - mid days, weekends and after dark around the shops
to get abetter idea of what is happening.
Btw - not sure if you have lived in a flat, you can get noise/disturbance from above, below, to the left and right and in front of you or be accused of making noise when you are not and you get food and smoke smells down the communal areas and people open their windows to smoke and if you live above them and not a smoke fan, you'd want to move.
By the house imo, it can also make you money should you need extra money via rent a room but as you will be aware you will need consent from lenders and update insurance co.
FYI - I've worked around those areas for an agency yrs ago and so parts are not fr me - blackheath village not to far off from your flat or better still top part of Greenwich park - but prices are higher

Both pretty nice roads. I would favour Eltham, but I lived there for 28 years, so that’s just my preference.
Both have good transport links to London, both are fairly near Blackheath, although Lee slightly closer, and both have nice parks and common land nearby.You can tell a lot about a woman by her hands..........for instance, if they are placed around your throat, she's probably slightly upset.0 -

Balcaskie Road is what I'd go for. It's a lovely family area, part of what's known as Eltham Park. Plenty of green spaces inluding lovely woodlands on your doorstep, plus the high st & station just minutes walk away & the leisure centre & library & a new multi screen cinema. Westmount Rd has a great community vibe, especially the coffee shops & the area around the shops there give an almost village feel. If you like pubs then there are 2 or 3 micro pubs offering entertainment in the locality too. There's a farmer's market in Eltham too, well was pre covid, so expect it will return at some point.
Lee Green to me always looks seedy & rundown, definitely not what it once was. I used to work with somebody who lived in Leyland Road & she was happy enough living there, but was involved a lot with the local Catholic church, it being her main focus.
The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0
