Increased rent due to pets

I have two big dogs I previously owned and didn’t expect to be renting with them. I paid an extra deposit which I was happy with. This has now been refunded. I would offer to pay more rent it’s the only way I could be chosen over an applicant with no dogs. I really think the deposit cap is a pain. I will have the carpets professionally cleaned before I leave.0

robthenewboy said:The 5 week cap makes sense for a standard tenancy with one or two people and no extra considerations such as pets. It's kind of ridiculous that they couldn't see past this when deciding upon the limit - something like "5 weeks max plus an extra 1 or 2 weeks for special considerations" would have made much more sense. Is there any distinction between a dog or a cat or a hamster or a goldfish or a lizard or a rabbit or a parrot in your special considerations?
what about one pet or two pets or two different pets or a temporary pet or a pet that lives outside the property...
I’m not saying I necessarily agree with landlords charging additional pet rent, it’s overkill really, but unless you want to try get pet ownership as a human right or protected characteristic, it’s pretty much like it or lump it.0 -
It is their business and they could evict you for breach of contract if they found out.wannabe_a_saver said:Just don't tell the landlord you have dogs, its none of their business anyway.0 -
I'm just saying it would have been somewhat sensible to include a bit of wiggle room in the policy at the LL's discretion. by locking it down they've made the whole thing more difficult for everyone.SpiderLegs said:Is there any distinction between a dog or a cat or a hamster or a goldfish or a lizard or a rabbit or a parrot in your special considerations?

Let them try, I doubt many judges will make people homeless for the crime of having a pet or two. Far too many landlords seem to think they can dictate how their tenants live their lives. If you set up a business supplying homes for people to live in, shock horror, they are going to live there and treat it as their home!phillw said:

It is against forum rules to post advice which is illegal or even potentially open to legal action. I’m sure a moderator will be along shortly to remove your post.wannabe_a_saver said:

Oh god can you imagine the complaints if we’d introduced a law that said it would cap deposits and then left some element of ‘LL’s discretion’ in it. Jeez the guardian comments page would be going nuts 😂robthenewboy said:

I rented a house to a housing association whilst I was abroad and came back to find the carpets removed due to a dog induced flea infestation. The tenant left the place in a state and the housing association didn't do a very good job (English understatement..) of returning the house in a decent state. "Ah Madam, the carpets were not in the rental agreement..". But what about the hard flooring in the hall which also disappeared and the trashed tiles in the kitchen? OK, possibly not due to the dog, but it's amazing how destructive some tenants can be, and when they have pets as well...!

Presume you've reported it then, thanks for that.SpiderLegs said:
