Increased rent due to pets

Just don't tell the landlord you have dogs, its none of their business anyway.0

Yes it is illegal to ban children? They cannot put no children in the ad, or people on benefits etc But they can still put no pets at the moment.Scotbot said:
I reckon the damage from and noise young kids and pets is probably about equal. Kids may not pee on the carpet but dogs dont throw sticky orange juice all over them!Hasbeen said:robthenewboy said:
Do they charge extra for having young kids? Just as much if not more potential for damage.
But you are correct. But young kids do not usually have fleas, mites, pee on curtains, chew skirtings/kitchen units and howl when left all day alone?
The difference is it's illegal to ban children
But the Landlords in the end can decide by looking at investigating/prospective renters.
Many Landlords would unfortunately.
Not rent to pet owners. Not rent to young children owners. Not rent to non full time working owners? Etc Etc.
It is the Landlords prerogative at the end of the day. Might not be politically correct but still their private decision who they rent to?

I think the point about how long you stay made by someone else is a good one, as there is a risk you wont stay long. The landlord doesnt know how long you will actually stay.robthenewboy said:Just seeing the dog for yourself and getting an idea of temperament would be a good start, the same as seen your potential tenants. References from previous LLs who accommodated the animals. Pretty simple stuff really. Can't foresee everything the same as you can't for people.
The extra rent is being mentioned on many of the properties I see in my Right Move alerts. Here's an example - it's detailed in the Tenancy Info (not allowed to post links)
rightmove.co.uk/properties/104494535#/
"Pets:
Where formally accepted by the landlord, pets carry an additional monthly rent of £50 per pet."
Even good dogs can vomit or escape your clutches wet and muddy and probably ruin new carpets. Or scratch wooden floors as they walk on them.
There are some variables here but you are understandably just seeing it from what a good tenant you will be.
The advertisement is not tailored to you. They probably are not planning to make meaningful enquiries into what your pet is like, even though you would like that to be the process. They will probably be interested if it is small or big. The agent will probably tell them it is a rescue dog to persuade the landlord to take you on.
The landlord could be imagining the worst pet imagineable and pricing the rent accordingly.
On the other side of the coin, I have rented with a dog, paying 5 weeks deposit instead of 4, with no extra rent.

I have a lovely dog who doesn't moult and is house trained and not destructive. My ex has the most repulsive dog ever. Constantly moults and poos and wee’s on the carpets. No amount of cleaning will sort those carpets out and all will have to be thrown away at some point.Neither of us rent btw, in fact between us we own two rental properties that I manage. Neither tenant has pets.Cats are worse than dogs and I can ALWAYS smell a cat in any house despite the owner believing otherwise.I think £25 per pet is fair, but Id still prefer no pet.0

The recommendation for a five week cap came from the cross party select committee and the associated public consultations.robthenewboy said:A government policy that wasn't well thought-out - who knew!?

I don't remember being consulted :-)0

The 5 week cap makes sense for a standard tenancy with one or two people and no extra considerations such as pets. It's kind of ridiculous that they couldn't see past this when deciding upon the limit - something like "5 weeks max plus an extra 1 or 2 weeks for special considerations" would have made much more sense.0

I would agree pretty ridiculous charges? Its another political correct way of saying No Pets. The world is not ruined by the wickedness of the wicked, but by the weakness of the good. Napoleon0 -
Probably! I wonder if it's been pushed by the agent? Never actually encountered an agent who's earned their money.0
