Do the 2 years fixed contracts have a break clause in them? If so the LL can get you out before the 2 years if they wish.ChewyyBacca said:

2 year fixed terms certainly isn’t the norm. The best most tenants get is a 12 month fixed term followed by another 12 month fixed term for any kind of security. Even at 2 year fixed term that’s not particularly long term for living somewhere. Any fixed term AST of over 3 years needs to be executed as a deed and for 7 years plus has to be registered with the Land Registry and will possibly incur SDLT.ChewyyBacca said:
