    Yes fingers crossed. Having some struggles with our valuation! They keep contacting us and not the Estate Agent/Vendor.
    I've spent most of the weekend trying to direct traffic on it!!! 
    Out of interest how long did people wait from valuation to offer? 
    Mine was done on the Wednesday and the offer issued the following Wednesday, however I think it was delayed due to them waiting on my employer reference. I had the same thing with valuation, I emailed broker and estate agents about it 🤣 eventually spoke directly to the company and was sorted before I did. Is it e-serv by any chance?

    Yes it is indeed. We paid for the Homebuyer report which may have confused things as they have Aldermore as a Customer and me (for the upgraded report!)

    I can't believe this! Do you know if the valuation has been done?
    My valuation was 25/03 and offer 01/04, so a week :) My broker got my offer first and called, I was sure it was an April Fools! :')

    It hasn't - the vendors estate agent doesn't open on a Saturday (utterly bizarre!) so with the long weekend it hasn't been arranged yet but as vendor working from home feeling ok about it. Just checked local council and they are turning searches around in 2-3 working days and 6 working days for our property (both councils are on the NLIS scheme)

    :O I have never heard of an Estate Agents closed on a Saturday - what a nightmare! Hopefully be done this week. How long does the Homebuyer report take? As in, how long will they be in the property for? Hopefully it will be sorted early this week :)

    I'm told it takes anything from 1 hour to 4 hours (I can't imagine it being more than an hour for a 3 bed house!)
    Our valuation survey done by our purchases was supposed to take an hour and was done in 15 minutes (though this is only 3 years old so not a lot to question!)

    When they did mine I was just asked to stay in one room and pop a mask on when they entered the room I was in - they asked a few questions about leasehold/freehold, boilers etc etc

    Thought I would join in here. We ended up with our broker suggesting Aldermore when others turned us down, due to a small deposit and some late payments on our credit files. Its our last chance really as although Kensington gave us a DIP they turned us down afterwards as our deposit came from an EU bank account. We have to be out of our rental in two months and the rental market is very poor here for family homes, so we may be out on the streets! 
    DIP for Aldermore was referred and then accepted on Friday, gathering all the required documents and then hopefully a full application tomorrow. In Scotland so already have a home report and valuation on the property, hopefully that will speed things up. Quite stressful isn't it!! Last time I got a mortgage was 10 years ago and they were throwing them at people, different world now for sure.

    Indeed - I was telling my mum about it and she last bought a house in the early 90s (15% interest rate too!) and she literally was astounded by the industry that has popped up around house moves. She paid a solicitor £500 and it was done in about 2 weeks. 

    I see being referred for your DIP as positive (might be right, might be wrong!) but it means a human has looked at it and said 'ok lets have a closer look' as opposed to 'no thank you' and it means they've already had a look at your file so they knows what's going on so unless you've fibbed majorly (which I'm sure you haven't) then I hope it works out. 

    I'm in the same boat. Made a few muck ups with a payment holiday and ended up with a late payment on my file. Aldermore aren't ideal but interest is still only 4% which isn't horrific and it's a house we want and we're lucky we'll have equity in this one.
