Advice please! Subsidence caused by neighbour's extension?

My tenant in our rented terrace house has send me photos of movement within the walls (not just hair line crack - wider that a coin edge).  We've owned the house since 2005.  The timing of this seems to sit parallel with the adjoining neighbour's extension work.  Please can anyone advice on how to sort this out?  Does party wall act come into play?

    Probably one for your insurers to handle...

    The party wall act would only apply if there was party wall work (was there?) AND you invoked the act at the time (did you?)

    This is their extension on our shared wall. (Which is also looking a right bodge!) Only learned about PWA with all the googling I've been doing today.

    OP it does look like a mess, let us know what the council and your insurance say. But I would go round there and maybe speak with the neighbour and point out the shambolic building standards and for details for the builders insurance.

    Of course you can't necessarily link the cracking and the construction, although there's a decent chance. That's one reason why I think it's likely to be an insurance matter; they will pay for investigations if they think they need to pursue the other side for the money
