I did most of it myself and worked really hard so I try and be objective that it won’t necessarily be to everyone’s taste. It was originally for myself and I hadn’t intended to move but a job came up... way it goes I suppose!
I have two viewings now booked in taking me to a total of 9 so far, so it’s getting some viewings.3 of those have come just this week so I think the budget announcements are definitely making an impact, perhaps the FTB now feel more positive and are starting looking
Update as well : 1 flat, the dodgy floor plan one, has removed the advert. Not sure if he’s going to pop up with a new agent. And one other ground floor has sold STC, he’s a few doors down from me. Unsure how close to asking price they’ve achieved. That’s one was basically blank canvas, magnolia with grey carpet so understandably may appeal to somebody looking to put their own stamp on
so I have a bit less competition at least from my exact block. Few others gone up over the road but they’re more expensive than mine.Trying to remain hopeful! Thanks for all yeh advice so far everyone it’s very helpful0 -

Well Crashy Time I see your posts on many a thread and often you are correct... as you are in this instance.Because my MSE friends ... I hung on that bit longer and so glad I did, for I have today accepted an offer, £167k and a FTB so I’m hoping all will be well...still had a viewing to go, not sure if they still come to that or EA says sorry, under offer now.
I’ll update you all with how the help to buy RICS valuation goes and wether EWS1 rears it’s ugly head for any fellow flat sellers that are following along or just anybody thats interested!Unfortunately my tentative offer was pipped by a proceedable offer literally days ago. Absolutely typical, no offers for 16 months and now somebody else comes along at last minute.com 😂Oddly the vendor is still trying to keep our offer in their sights since they seem to have doubts about their other buyer.They do not yet know I am now proceedable, so I find this a bit strange, sort of as if we are a back up plan I guess for them.The vendor of said house also seem to have double-crossed the estate agent, who did not know they had gone dual agent and listed with another! This did not go down too well.So the plot thickens on that one and not sure how that will pan out or whether to look at different properties as it sounds a bit strange to my naive ears.

Update for anyone following for H2B process etc.
First RICS surveyor disappeared off face of the earth. New, slightly more expensive, one instructed. Arranged and back within days matching my agreed sale price. Extremely happy with them, FP surveyors for anyone looking for one!
Fee paid to Target to redeem H2B over the phone, did it this way to speed things up. Had to wait about 20 mins on hold but then sorted easily.
Mortgage valuation survey for the buyers was yesterday, waiting to hear how that went.
The buyers Homebuyers Survey is 1st April. Not sure if it’s normal to get one on such a new property? But no issues at all with this, to me suggests they are serious buyers.
My solicitor appears to dragging their feet just a tad as buyers solicitor has not received the draft contract of sale yet despite all docs and money on account being sent way back in February. But estate agent is aware I’ve done everything on my end so hopefully buyers are happy with this!
Had a bit of a shock reference LPE1 “leasehold pack” for an additional £250, hadn’t come across that in my preparations but there we are! Waiting for solicitor to request me pay for this and send off for it.
