    The “bed” is just a mattress I kept there whilst I was redecorating. It’s shoved against the wall out the way and will soon be in the bin! 
    There is room for a double bed plus furniture etc and to move around on all sides. Granted not a massive amount of room in the front of the bed but space to walk around etc nonetheless. 

    The candles are a good idea! Because I’m not living there the estate agent just did the pictures etc. I should ask them to retake a few perhaps. Also with a flower or something to brighten up the garden area like you say. 

    I do love and miss the Aldi lol we’re currently in the middle of Cardiff with only a co-op close by that charges 3 times the prices 😂 scandalous 

    oh the bathroom wasn’t design faults it was settling cracking. It was new built in 2015 and I expected it to happen eventually. The toilet then failed and there were no spare tiles left for me to replace any damage. So I thought !!!!!! it do the lot as I never liked the original anyway...I’ve left spare tiles etc for the future owners should they need to do any breaking in to the plumbing in future and put a much larger access panel as well. 

    Overall considering some of the new build horrors I hear I’ve been incredibly lucky with it, but it’s a small development company and it was done to a very good standard in comparison to many

    Worth bearing in mind for the future that both the bathroom and the bedroom decor are a bit marmite. Some people will love them, but others won’t. The bedroom paint is easily changed with several coats, but the black cupboard doors are possibly expensive to replace. Marmite is fine in your forever home, but not in a one bed flat that you are almost bound to want to sell.

    I like the flat and think it looks good, but I am not buying.

    That sounds similar.
    If it is, that has been £190k since the start of November and not been sold, either something is wrong (ie EWS) or more likely nobody is willing to pay that price.

    If you do not need to sell now you could just hang on as changes in the Budget are likely to be quite favourable for property.
    Most likely these changes will be driven by changes in credit conditions, which are shaping up to be very unfavourable for property.

    From today’s news a possible return of 95% LTV government backed, so this could well work in us flat-owners favour as we may have some first time buyers able to purchase again, which is our main market for these type of properties.

    I hope so! Just conscious we might need to wait a few months before it takes any affect on the market.

    Crashy time that one is sold, was landlord only sale with a resident tenant though. I’ve been monitoring the price drops of nearby ones to see what amount encourages the sale. It varies heavily property to property.

    It seems strange that the landlord relet it recently.  It would surely have got more if vacant?

    I'm sure you're aware, but just in case, you seem to be interpreting the price on Rightmove for SSTC listings as the sale price, but this is not necessarily the case - EAs won't be updating the price if a lower offer is accepted. So for your purposes you can only really interpret it as an asking price that managed attract an acceptable offer. At least a portion of the large variation you mention could be down to the degree of "discount" the buyers managed to negotiate.
