    I am looking at this area too and had ruled out this property immediately, just because several nicer properties sold for less very recently. There was one called 'Cheery Cottage' that is SSTC at £209,950 - that one in particular makes the Tamworth Street triangle house look very overpriced. I really love Duffield's old cottagey houses but have realised, as previous posters have said, that you can get a lot more for your money even just a mile up the road in Milford. If you don't mind a quirky property, there is a 2 bed in Holbrook that comes with a field and a parking space and more charm (although it is mid terrace)...

    I had a quick look at sold prices nearby in the last 2 years,.
    and the current SSTC up to £300k

    keep an eye what this sells through at.

    I think it is priced a bit high at £265k and would think about pitching low if it has been on since sept.

    I wonder if they have had interest and they pulled out due to issues.

    Two things wrong - The public path runs up hill and almost covers the blue bricks - These are your damp proof course, so rain will be splashing up against the base of the wall and penetrating the bricks above the DPC. The shoe on the bottom of the downpipe discharges straight on to the path, adding to any issues with damp. In the winter months, you'll also get a nice icy patch.
    Pavement is now at a higher level than when those properties were built, as it wouldn't have existed. Pedestrians would have been at road level, which is also probably higher than original.
    I've seen slate used as a splash guard/plinth on buildings, no idea how it interacts with a dpc.

    Above that, a window has been bricked up.
    Rear kitchen window has been changed/new, note no arch above it. Similar with rear door (arch looks different to window to it's left)
    I think there's been some window alterations on the front as well, three patches of bricks upstairs. (all done a long time ago)
    The smaller chimney has different detailing than the end one, & is only for one fireplace. Think that's been changed with an upstairs fireplace removed.

    I reckon it was built as two houses, & has been converted into one.

    It’s true you’ll get more but with prices rising at such a rate it won’t be for long. Additionally, next to nothing is being listed, meaning that anything decent is extremely difficult to get hold of.

    Yes totally agree, it's very slow isn't it? We think we are close to being priced out of Amber Valley so looking at a longer commute now to try and get something! Good luck with your search.

    Around Belper, holbrook is nice, Denby village, Ambergate, Crich, little eaton, milford. Heage is ok too and a little cheaper than Belper (mainly because theres fack all there) too with easy access to a38. Kilburn village is ok now, reputation that unsavoury types live there and its popular with gypsies, esp the miners welfare.
    Matlock is a nice area too, as is bakewell a little further up although probably makes Belper look cheap.

    If you look on google maps and see how the A38 runs, I'd personally avoid most towns to the east - a lot of them are old mining towns and villages and are quite deprived. I'd avoid codnor, heaner, cotmanhay/ilkeston, shirebrook (locals refer to it by a slightly different name), riddings, alfreton, marehay - unfortunately they're all the 'affordable' areas. There are a few (expensive) villages dotted around there like Pentrich which are nice.

    Ripley is cheaper and is supposedly improving (or up and coming in estate agent speak), part of it quite rough, lot of council housing type areas, but areas towards heage are ok. Had a friend move from there with a young kid to little eaton and couldnt wait to get out of ripley.
    I'm not so familiar with wirksworth having never visited, but i imagine being close to carsington water its not going to be cheap. Ashbourne is quite nice, similar to matlock imo. Suppose it depends where you're moving from, if its some quiet pleasant little town or  village then you'll probably like places like Matlock, Belper, Duffield etc. If you're moving from somewhere like bradford or luton you'll probably consider ilkeston luxurious.

    Wirksworth is bloody lovely - we have friends there, and seriously considered buying there a few years back. It's got a very close community, and a real vibe to it. Housing is basically either old/character/steep/no parking in the centre, or generic modern outskirts developments.

    I couldn't say how prices compare, but I can't see it being cheap.

    Worth it for the Feather Star, though.
