Suggestions / advice / unsure


Hi all,
as the title alludes to, I'm really trying my best to see the good in a house that I may purchase. The area is fantastic and my limited budget means I'm very definitely wading through the bargain basement. On my travels I came across the below property and took a closer look. The inside, downstairs is spacious and could be made to look very respectable, however, the upstairs, in particular the 2nd bedroom / bathroom arrangement leaves me scratching my head and thinking should I take the plunge?
I throw this open to my learned virtual friends, thoughts?

Given the shape of the building, you're always going to have compromises in layout.
The bathroom doesn't look that bad - small, sure, but... I presume the "wasted" space behind the shower is a tiled ledge or similar? Useful space for shampoo etc. There's no photos of that second bedroom...

I'd be more concerned about the fact that the house is in Flood Zone 3. Also check out if riparian rights apply given the river in the back garden.2

The bathroom is small - not having a bath would be a deal breaker for some, but otherwise looks functional. You could in theory make it bigger by taking space from the bedroom two if you were so inclined.

I think it’s perfectly functional for a single person/couple/family of 3. It’s a bit quirky and has off road parking and some charm. Bedroom two may be a little tricky to furnish but is that a huge issue for you? I would certainly not discard it, it’d be quite nice done up a bit.1

Well, it does the job. The other rooms are well proportioned.What do you want from it? If you want the bed to be in a more traditional position, then I'd consider ripping out the fitted cupboards and intentionally losing some of the room by putting up a stud wall that sits at 90 degrees to the window wall.
Sometimes you can gain space by losing it.It's a charming looking house.Everything that is supposed to be in heaven is already here on earth.
