Quite a positive response, makes me think i'm something of a negative nelly
Pertinent observation re the flood risk - the water would go to the opposite bank, as this is considerably lower, of course this may change but the river would need to be at biblical proportions to get to house level. Must admit, never heard of riparian rights, so thank you

That wall between the bathroom & bedroom could be that way because there's a chimney stack running up the end wall, in that 'void' behind the shower on the (absolutely awful) plan.
It will be just to the right of the right hand door on pic7.
If you really wanted a bigger bathroom, you'd be removing the stack on the first floor (& through the loft & above the roof) & moving the bedroom/bathroom wall further into the bedroom & running it as a straight line to the external wall.
That would give you a more square bathroom.1 -

The house looks nice and the area too IMHO. i noticed you would only be about 4-5 mins walk from the high street (they call it Town St?) which is really handy as its has an array of shops and a Co-Op. Also you are less than 3 mins walk from your nearest pub. There is a post box at the end of these terrace houses, you have off street parking by the look of it and your near the train station aswell. All-in-all a nice area and a nice house. The shape of the house wouldn't bother me nor it only having a shower. i would look into the stream at the end of the garden and check to make sure the area doesn't flood.
I don't know the area personally but it must be very desirable; when i looked up properties to the value of £400,000 only 8 came up with only 3 being houses (including this one).I have a tendency to mute most posts so if your expecting me to respond you might be waiting along time!1 -

I know the area very well living close to Duffield. The area attracts a premium because it is in the Ecclesbourne School catchment which is a very well regarded secondary. If you have kids who you may want to go there great, if not Duffield on the whole is overpriced/overrated and no nicer to live than many places further up the Derwent Valley e.g Milford, Belper, Ambergate, Matlock. I think the house and the price is reasonable but much better bang for your buck if you're willing to look further along the A6 corridor.1

have a look at the planning applications on that street, its a conservation area and you can see what hoops if any people have to go through to make changes.
No 20 opposite has a pending application from last year

That drive gives good off road and potential for a large storage facility(shed/garage)
I kind of like it but seems a premium price for the size but that must be as other say location.1
