    While it's true there's a certain amount of reassurance in dealing with a "tried and tested" title (I wouldn't expect to find, say, a fundamental problem in the prior titles for a well-established housing estate), are you saying you'd have been happy to instruct your solicitor not to bother looking at the prior titles? Even if you were, your lender wouldn't.

    Everything seems to have gone wrong with this conveyance on the sale and purchase.
    The property title was good but under the notice was historical conveyance of 1913. My solicitor enquired about that and the sellers solicitor had to get hard copy from land registry which took several weeks and emailed back to my solicitor who took another week before concluding it was all good. He emailed earlier on that once enquires are satisfactory he will email full report with the purchase contract and Tr1 form. Now he is waiting for the draft transfer form to be approved before he will email the full report. The sellers solicitor is puzzled by this approval request and hasn’t emailed the approval since last Friday.
    surely my solicitor can sent him the transfer form and not seek his approval.
    Why is he withholding the full report?

    This suggests you have a professional conveyancer doing a thorough job.
    He emailed earlier on that once enquires are satisfactory he will email full report with the purchase contract and Tr1 form. Now he is waiting for the draft transfer form to be approved before he will email the full report.
    Standard practice. Very unusual for conveyancers to'drip feed' paperwork to their client. Far better for both for the complete package to be sent along with explanations of anything that requires is, and an appropriate recommendation based on the full picture.

    standard practice for contract, TR1 etc to be approved/agreed by both sides.
    Why is he withholding the full report? 
    He cannot provide a full report till all the information and documentation is complete. If he did, it would not be a 'full report'.
    Providing a partial report is unlikely to speed things up - he'd still need to wait for outstanding issues to be resolved. And drafting his advice and recommendations based on incomplete information would be unprofessional and pointless.

    Thanks. I have finally received full report and contract and transfer form to sign. Unfortunately on the sale side still waiting for amendment of transfer form from the buyer solicitor. My solicitor assistant did email the transfer form but with letter missing on my surname and short form names where you sign. The solicitor assistant has requested amendment for transfer form but the buyers solicitor usually takes a week to reply.
    Shall I sent the transfer form on the sale with error and my purchase contract and Tr1 form, mortgage deed to avoid any delays? The solicitor assistant is going on leave from 1st March to 6th March.
