. How badly if effects Experian I am not sure my current score is 854.
It doesn't affect Experian at all.

It's an issue for the lender to assess.

It's a problem I use the property with my mortgage to let to my mum and i stay with my family or partner depending where i am working so I'm not on any votors roll however. If I register at the property I own it will effect my mums benefits. Sounds like I am snookered

Can’t you just pick one of your family or partner to register at? At least you’ll be on one then even if you’re not there all the time

I haven't been on the votors roll for about 15 years so never had council tax. If I register I may owe 15 years. I dont know the rules. Does this mean I would need to change all ID driving licence etc to another address and my bank?

Where is your bank account / mobile phone contract etc registered to?
If they're registered at your partners address then it would seem logical to use that address.
If they're registered at your mums (your mortgaged house) then the benefits people could probably see that association anyway if they chose to look.
Also, if you're renting to your mum and the rent is being paid via Housing Benefit (or Universal Credit), then this would be against the rules (certainly as far as Universal Credit is concerned), you are not allowed to rent from a family member and get the rent paid ... this might be different if there are special circumstances , illness etc ... I don't really know.

My mum gets housing benefit and a state pension. I top up the housing benefit to cover the mortgage to help house her. I have a tenancy agreement and the council are ok with renting off another family member.
All my things, mobile contract, banks, driving licence etc etc are at the mortgage address I am just simply not on the register. I dont see why I should be punished for helping my mum. I just want my credit back

If anyone ever asks you the question "Would you evict your mother if she couldn't pay the rent?" ... say yes.
That's the criteria they base it on.

Have you looked at your credit files just to check?
If you managed to get a Tesco card then it can't have been that much of an issue

Someone with more experience will come along with more info than I do about the Electoral roll.
