Just renting a room and have a problem! (lodger)

I do hope you can find somewhere much better and also that's much cheaper! Your LL is going to have to manage without that money now though, and serves her right. It would have been a great opportunity for her to (as far as is possible given that we're under coronavirus lockdown in the UK) make a new friend. But she sounds like a nightmare. It's almost as if she thought having a lodger was a great idea but changed her mind as soon as you moved in. She obviously just wants the money without having anyone else around. Rules are reasonable if both parties consider them reasonable.. For my lodger & I, we probably had rules that some people wouldn't dream of, but worked out for us.
Pre covid, during the week, I started / finished work early so we agreed I would have the common areas mostly to myself in the evenings, whether to spread out while cooking / relaxing or to entertain guests. For the lodger, she worked very late anyway with dinner in office, so mostly just came in to sleep and make breakfast and rent was adjusted accordingly. Both used the place on the weekends.
Now with covid and working from home, we are both on calls at different times, so neither uses the common areas for tv / laundry / loud cooking (ie lots of pans clanging / blenders etc) until both are done working. Haven't adjusted the rent because very roughly, the increased usage kinda offsets any rents going down or holidays being given.
To me, doing a loud washing machine while someone is working from home is unreasonable. My lodger and I are on the same page because we discussed it. If we disagreed, then would either need to compromise or of that didn't work then would need to part ways. Your reasonable won't necessarily match someone else's and the LL isn't inherently wrong for having a different view.0 -
saajan, ll was not working I would not do washes during office hrs, it was saturday 9am i disturbed her yoga, moved some bits in room was time i made noise during 'office hours' read my first post!0
