I'd go for the middle, the utility room would be a plus with four cats, I wouldn't want the detached with the toilet immediately off the kitchen diner but as others have said I wouldn't buy a new build at all.
My sister bought a new Persimmon home three years ago (sounds like house number 2 - stairs go up the middle?) she's never had any problems and lives on a lovely estate even though its my worst nightmare personally. I think it probably depends on the estate.

We are FTB and looked around quite a few new build estates and show homes in the last 18 months including Persimmons, Barratt’s, Redrow and a few smaller builders. Persimmons were by far the worst build quality of what we have seen. We also found you got a larger Persimmons house for the same price as with other builders. Also don’t forget the extra costs such as flooring which usually aren’t included with the house price. Bigger house means more flooring. The Persimmons show home in our budget (3-bed detached with garage) had £20k worth of extras in it.Have a look into their show homes and see what you think for yourself. Open & close doors and cupboards, switch lights on etc and see what the build quality is like.In the end we went with a Redrow home, and the sales service was also much friendlier then any of the other builders.1

As others have said, go the biggest, detached if possible if you can afford it without overstretching.
Another thing to look at is the Estate Management/Service fee and what you can & cannot do - could be a dealbreaker!
We've looked at a few new builds & nearly newbuilds in recent years - David Wilson, Redrow & smaller local companies were most impressive. Bovis & Barrats looked 'budget' but not budget prices, even the show homes!0 -
Don't believe all the Persimmon haters - their homes are wonderful and they have invested heavily recently in further improving the build quality. Go with the detached Persimmon then you want have to worry so much about having noisy neighbours.1

given a £160k-£190k range and 3bed semi/detached that narrows it further.

as well as the downstairs loo off the kitchen no through hall have to walk through the lounge and no access to the garage.
If it is the Clyde valley development the available plots have north east facing gardens on the list on-line..1 -
Thank you everyone for your replies offering your thoughts and opinions, i do apologise for not replying as i have just finished work. To clear up some questions we won't be having any children however we are hoping after a few years in the house to buy one or two GSD dogs hence thinking the utility room would be good to store stuff after muddy walks!
We are going to take peoples advice and look at previous developments at the quality of work outside on completed estates and also the show homes when we visit instead of being really excited and not looking at the quality!
@getmore4less the layout that you posted are the correct layout however not that development as the one we are looking at is going into the second phase i believe and hasn't yet been posted on their website according to their sales person which we are arranging an appointment for in a few weeks time so will find out more as ideally we would like a south south/west facing garden. We are looking at Taylor Wimpey (Andrew) and Persimmon (Kearn and Semi-detatched Elgin) we did also fall in love with a Bellway (Rosedale) however it was too much!Mortgage Starting Balance - £158,000.00

I agree with other bigger detached but would not buy a Kearn.
Would want a hall and not a walk through lounge.
I live in a Persimmon house that was originally a show house we bought of first owner but over 20 years now so not comparable for current builds
Plenty of bodges in this one where they took shortcuts to get it ready as a show home.
Paper straight onto plasterboard was a job to fix come redecoration.
Blank canvas could be better.
Check the planning for the site it will have information you won't find on the marketing materials.0 -
