Many years ago I rented a flat in one of those Victorian terraces where each house was converted into 2 flats. The people in the flat above me got a dog. It started barking, and barking, and barking. I wrote a polite little note advising them and they responded saying they had it on very good authority that it only barked for a few minutes every day. (I never found out who this good authority was). They moved out after this and when the agent came round for the rent (this shows you how long ago this was) she told me the dog had wrecked the place. We assumed it was left alone most of the time and was very unhappy. She then complimented me on how quiet my cat was. Buy a house op. It's not really fair on others when you are in a flat and you will be stressed all the time if it does bark. I enjoy apartment living but I am acutely aware of noises I might make (like washing machine, late nights etc).

What you can't do is just take him and risk it. If a neighbour decides to complain, irrespective of whether the complaint is appropriate you are in deep doo doo. People can get very uptight about animals, all you need is for someone to complain they have an allergy (genuine or not) and you have a big problem.
1. Ask for permission now
2. Check if anyone in the block has a dog. Go round and ask people living there. Their reaction will tell you pretty quickly whether there will be a problem1 -
Thank you for all your comments they've been really helpful, the other thing i didn't mention was that we would have a share in the freehold when we move in as do all the other residents on the estate, so i assume it would boil down to voting in the end, i completely understand that dogs aren't everyone's favourite type of neighbour, i currently live below one that is noisy and really does effect our quality of living!
I just had naively assumed when purchasing a property you can do as you please in regards to pets! We'd have our own private entrance to the ground floor flat so communal hallways wouldn't be a problem and he wouldn't be using the communal gardens as we'd use the fields surrounding us for walks/toilet breaks, i guess i just write to them and hope for best and attempt to convince them!0 -
This isn't really a freehold/leasehold point though, freehold properties could just as easily have covenants with similar restrictions.Slithery said:

True, but it's far more likely in a flat than a house (even a leasehold house), for reasons that should be fairly obvious to anybody that's ever lived in a flat...davidmcn said:

I'm in a rented terrace cottage and asked if I could have pets, I was allowed to bring my sheltie dog and cat. I was previously living in a very large remote house without neighbours, and my dog barked a lot, but it didn't matter there. I am conscious of him barking and am careful here, I always accompany him in the garden and if he barks, I do tell him to stop. I was a bit shocked the other day when a neighbour commented that my dog had barked for so long she had felt concerned, and was going to come round to see if I was alright. I've no memory of him barking 'for so long', it worried me she was going to complain to my landlord.£216 saved 24 October 20141

That’s a concern also that someone would make things up to try and get the animal removed!
