That floor plan isn't for the house that's photographed is it???

The floor plan shows the front door leading into the lounge and no door leading out of it
The photo shows the house is an upside down L shaped.  With the front door on the left alongside the garage!
The photo is of the top edge of the floorplan. The bay in the pic is the front bedroom, the lounge is at the back.

Not only are the bedroom and the "additional room" next to it blind, but the kitchen/bathroom/dining room are going to be oppressively dark, with their windows opening onto a narrow passageway. The description doesn't tie easily to the floorplan - three beds described as having windows? I think the blind bed is "bed 2" (described as having a window - onto the garage, behind the built-in wardrobes?), and the dining room is "bed 3".

The photographer was proud enough to watermark the image? Unless it was watermarked by their rivals as a finger-point...

Anybody else wondering "non-standard construction"? I'm mildly surprised it's freehold - I half-expected them to be ex-LA, with the LA still being leaseholder.

It's firmly in the somebody else's bargepole corner.

I need kinmel bay due to work and school as I don’t drive.

You are right about the lay out. The dining room should be the bedroom. The additional room with Fitted wardrobes has a door into the lounge like the bedroom does. No windows in the additional room.

I can only suggest that you wait for something better to come on the market, if you’re confining yourself to a small area. Or learn to drive, perhaps, if that’s holding you back. Maybe, get a bicycle?
No reliance should be placed on the above! Absolutely none, do you hear?
  • Gosh, what a terrible layout - looks like it was designed by a blind person.

You can see exactly what's happened...

Bed 1 would originally have been the lounge.
The garages may be a later addition - not every place in the road has them, although many do and they seem fairly consistent - part of my wondering about being ex-LA.
The new lounge on the back certainly is an addition, to try and get at least one room that isn't oppressively dingy...

A - a property which needs a lot of work doing
B - around 5k saved to do the property up
C - I’m a first time buyer so any advice would be great
A is greater than B and does not equal C.
Listen to the experienced people here, look for something more suited for a first time buyer. You'll have enough to do even in a modern new build!

3k and 10k price drops so far, maybe more needed, but certainly much less grim and overpriced than the bungalow?
