Neighbours landlord

Our neighbors fence broke onto our side and landlord is being incorporating. Also his chimney needs repairing which is causing leak into our house and damaged our ceiling and walls. The landlord is being un corporative. He won’t fix fence and claims nothing is wrong with chimney, we have had 2 roofers seen and said needs repairing. What can I do with this neighbours landlord who is not giving me his details so I can put things in writing. Just his mobile

    He doesn't need to fix the fence, there is nothing to say he does.

    Do you both live under the same roof? The deeds will probably state a joint liability for external repairs, roof space etc if you are part of the same building.

    As above, what do the deeds say? It's possible he isn't compelled to fix the fence, unless he definitely owns it and it's fallen into a dangerous or obstructive position.

    OP the deeds may show if an owner is responsible for maintaining a boundary but that doesn't require a fence, just anything to mark where the boundary sits.

    A fence would be required if the owner (or occupiers) have certain animals running free on their land (such as a dog) or if there is a covenant in the deeds for one or both parties to maintain a certain type of barrier between the properties but enforcing such a covenant can be difficult. 

    If the owner (or past owners) paid for the fence that has fallen in to your garden then that fence belongs to them and you can safely return their property to their land. 

    You can put up your own fence (or wall, etc) just inside your boundary which would belong to you.

    What kind of rubbish do they have in their garden? You would be best speaking to the Environmental Health department at the local council but it's likely the situation would have to be very bad for them to take action.

    How does his chimney leak into your house?

    Is it a joint chimney? if so repairs are split equally.

    Their garden was a jungle with sofas , chairs all Stacked up against the fence 
    now it’s clean and cleared .but fence leaning into my garden,

    the chimney is is a joint chimney and needs pointing repair on my side not his.

    Push the fence back and get your side of the chimney replaired? Job done!

    Post 1, blame the neighbours side of chimney, then at 0915 admit it's your side, LOL 
    Have a chat with the neighbour's landlord and get the whole chimney assessed and fixed, sharing the costs proportionately.
