Couple each with mortgage wanting to move in together

Given he has no equity of his own in his 35% shared-ownership, it's debatable whether he has a foot on the ladder already.steampowered said:Could your BF also be worrying about wanting to stay on the "property ladder"? If he moves in with you, he will no longer own a property.
Basically, everything practical and realistic points to moving to the OP's place.
The bf has a few little sulky pouty preferences that he's prioritising over practical reality.

Go house hunting and get some sort of agreement* on what you will be buying.
Start working on the deed of trust for the new place.
It does not have to be sell one then go looking
It is a guess what will sell quickest it can be done in parallel
Since either choice will be compromise you want it as short as possible.
Does his lender know he used a loan for the deposit?
* Your place sounds like it would be fine for longer term space with potential but if BF is not happy with it you need to get what you will be looking for sorted first.

Financially you are obviously in a better position and you should stay like that. “He got the deposit from his parents? He only has 35% equity? He likes gaming? Is afraid of the dark? I hope he is not the kind of man who brings problems. Are you sure he is on top of his finances? When he sells and hands over the deposit what then is he really bringing to the table? Your house seems really nice and quiet, nice for two dogs to run around? But if he moves into yours I think he will not be happy for his mentioned reasons?Have you been together long?Initial mortgage bal £487.5k, current £238k, target £122k (quarter way!)

You have each bought the houses you wanted, where you wanted them.
Your needs/wants/desires are not aligned, and a compromise may please neither.
He's given 4 reasons for not moving in with you.
If you don't want to do something, one reason is enough.
It's possible that he doesn't want to move in, but doesn't know how to tell you:
keep dating, don't move in together, consider it again in 12 months.I started out with nothing and I still got most of it left. Tom Waits0
