Your landlord is a cowboy. Your house could probably appear on Nightmare Tenants, Slum Landlords in the latter category.

The good news for you is with no checkin report/inventory, the landlord can't prove issues weren't there when you arrived, so any dispute resolution on the deposit will likely go in your favour.

On the other hand don't be surprised if the landlord tries to keep your deposit and do a disappearing act.

Landlords have duties and responsibilities and cannot afford to be lazy, or tenants will take them to court. Don't let this LL mess you about. You DO have rights, with or without photos. Start sticking up for yourself because you can guarantee that nobody else is going to do it for you. 

Yes ive had 18 months to look else where  but in the last year  ive been dealing with bereavement  depression  and then the pandemic began  so alot to deal with  so now i think im emerging from it slowly    maybe i was abit hasty in buying my funeral

OP, when you go to view a rental property that is in the condition that this one was in before your tenancy started walk away.  Whilst your landlord has no legal responsibility to repaint the property any landlord worth their salt would have a place looking presentable before showing it to prospective tenants.  It's also a good indicator that the landlord doesn't give a flying fig about the property in general so don't expect repairs and maintenance to be carried out promptly.

Being on the ground floor  i can't keep my bedroom window open its not safe   thats where the constant drip comes from when it rains  hitting the window ledge ive only one window  to the flat and  a conservatory  at the back  despite having double glazing  i can still hear everything outside

flats, hmo.....

if the guttering is part of your bit then that will be ground floor so relatively easy to deal with unless over the conservatory. 

If the gutter is attached to upper floors who owns/lives in that part.

If it is drips hitting a cill try sticking a bit of sponge on that spot.

The flat was originally a garage they built above it made into 2 flats  owned by the landlord  to which i have the ground floor flat
I will try the sponge on the window ledge

As a landlord, we always arrange and pay for a yearly gutter clean for our tenanted house! I'd much rather pay and know that it's been done regularly, than risk any more serious damage to the house due to blocked gutters. Our tenants don't have permission to paint according to their contract. Having said that, the current tenants have lived there for about 18 months now so I'd not mind if they asked about doing some repainting, to give it a freshen up if needed.

Just what I was thinking, not ideal but it solves the immediate problem of noise.
