Exchange/completion

I am losing the will, with this house, and the professionals involved. After the nightmare that was getting a mortgage in the first place, now been told completion is the 16th it was supposed to be last week then the 11th and now been moved to 16th. All due to sellers solicitors being slow. Anyway called solicitors today to check progress, to be told date change, I asked if I need to do anything for this day. As so far nobody has mentioned anything. Haven't even exchanged yet. Been unable to get actuall solicitor and have only be able to deal with receptionist due to covid. Solicitor had covid then out of office working from home. No one gets back I keep having to chase. The mortgage adviser asked if I wanted them to arrange insurance I said yes months ago. But with no real exchange date or info I'm not sure if it been arranged or what, and I can't get a response. So my question? What happens on exchange / completion day? And do I need to do anything except for show up and sign relivent docs. To I need to organise anything thanks your first time buyer with crappy help so far

    You need to sign all of the relevant paperwork and get it returned to your solicitor before the day of exchange.

    Until you and everyone else has done this it's still far too early to be thinking of exxchange/completion dates.
  • You would also need to arrange transfer of funds and get a completion statement from your solicitor.
  • This is what I'm so confused about I assumed that there were steps to take in the process. I recieved the sale contents, which consisted of one piece of paper to simple say what I'm buying then nothing! I have called the solicitor so many times asking if I need to do anything. Only to be be told they were waiting from paper work from there vendors solicitors. Finally when I called the last time they said the vendors solicitors have sent the relivent paper work. They then said looking to complete 16th. Im so confused I assumed that an exchange would be given where deposits would be sent and a completion date set! It seems so wrong the way it's happening. The offer was accepted end of October! This is dragging out!  And I honestly don't know what to do. These people don't seem to be giving me any answers just random dates which they don't seem to make sense 😭

    Do you know what paper work this is?? So I can just ask for it 
  • Is this a proper solicitor or an online conveyancing service? Is there a physical office for you to visit?

    Your solicitor will be in contact once there's tangible developments to discuss. What's the position of the vendor? That will have a major bearing on how matters progress.

    I'm going to predict you might complete around end Jan. 3 months is the average time from offer accepted to completion and with Christmas and New Year in the way, it's probably best to keep checking in but try to maintain your sanity by being patient... Easier said than done.. But if it makes you feel better, you haven't reached anywhere near the average time yet.

    I don't think that until a completion statement is received by you the real moment of exchange is on the horizon, and until then, a completion date is likely to only be vague; they probably gave you a date just because you insisted on one instead of them being sure, hence the moving around of it. Best of luck though!

  • If sounds like you're only 6 weeks into the process. It can be done in that time, but average is 12 wks. Have you got your mortgage offer etc, paid for searches?
  • You should be receiving a large amount of paperwork before exchanging these might include:
    • Contract to sign
    • Property information form
    • Fixtures and fittings
    • Energy performance certificate
    • Indemnity insurance (if required)
    • Lease/management pack (if leasehold property)
    • Report on title and map showing red line around land and property you are buying
    Maybe a few other docs.

    No not inline there is a physical office however due to covid they are not accepting anyone in the office with out a prior appointment. They spent 14 days in isolation as on of them tested positive for covid .
