It was probably mentioned a while ago so sorry to repeat but think about your commute costs!
I moved to Reading because it was cheaper and I expected cross rail to finish that year (LOL, naive). I was commuting to work through London - I paid £800 per month for a monthly travelcard WITH under 30s discount.
£800 a month - just to get to work. I was contracting so knew it would only be for a few months but still.
When I started driving the 50 miles each way, I put in £20 of fuel every 2-3 days.
Always factor in your commute costs...! Now, I can WFH indefinitely so it wouldn't be so bad but still, I didn't find Reading to be a nice area to live in at all. Huge homelessness problem, too, which was very depressing to see on your way through town.
Maybe try Surrey ways? The whole SE is absorbing London prices though, every I looked in Hertfordshire is becoming London-priced if a place is anywhere near a commutable station.

The Boleyn ground (aka Upton Park) was sold off in 2016, West Ham now play their home games at the London Stadium so matchdays aren't a problem in that area any more. Not that it probably makes the area any more attractive overall0
