    It is a big decision and it would be better to go through the EA and let them keep making the contact. There is a relationship of sorts between the seller and EA. Plus they are being paid to be the middle person.
    You have missed the point somewhat. We're discussing contacting the seller direct simply because the Estate Agents cannot get him to reply. So a direct approach, (via, I suggest, a nice note through the letter box) is why we're all discussing that approach here..........................

    You have missed the point somewhat. We're discussing contacting the seller direct simply because the Estate Agents cannot get him to reply. So a direct approach, (via, I suggest, a nice note through the letter box) is why we're all discussing that approach here..........................
    I  can't see a nice note doing any harm but the question is why is the vendor not replying to the agent? There may be a genuine reason,  perhaps the vendor wanted to talk it over with their other half over the weekend in which case the OP should hear soon. But it doesn't take much to send a quick email letting the agent know when they will reply. Makes me wonder how genuine the seller is

    " We are very interested in buying your house and would like to proceed, but your Estate Agents say they cannot reach you. We appreciate that you are very busy with shift-work but we would love it if you could let us or your Estate Agent know if you are prepared to consider selling to us. Obviously, we have other houses that we have viewed and would be happy to buy, but we'd really like to make your house our first choice. Because of that we have been patient, especially as you sound so busy at work. But if we don't hear from you in the next week that you are interested in selling to us, we will have to move on to our next choice. Apologies for bothering you like this but it's probably best for us and you if we can clear this matter up now please. Look forward to hearing from you and hope you don't mind our intruding on your privacy like this. Kind Regards.....  "   How's that sound ?

    That’s a good point actually and it’s them needing to think about the decision. I saw someone mention about knocking on the door so I thought it might be good for them to think about any prior contact before deciding to make direct contact. Not accounting for the exact question.

    property transactions are very much about playing games and so having direct contact between the seller and buyer spoils this strategy.  it is easier to play games when there is a go between.  it is all about trying to sell a property for as much as you can or to buy a property for as little as you can, so the estate agent is a very good tool to use for both purpose, as they act for both parties, even though they may pretend that they act for the seller.

    To be honest working nights is horrendous I'm glad I don't work them anymore, go to work at 21.00 - 07.00, get home, unwind and go to bed, sleep until 18.00, get up and get ready for work... Repeat. I had no social life and if you knocked at my door then look out! Nights really did turn me into a monster. I empathise with them. Maybe email would be a better form of communication as opposed to phone calls. Can at least send one at 03.00 then.

  • I think if you drop a note like that off, it will be seen as passive aggressive (threatening that you will walk off and then reinforcing that.., not the impression I'd want to create, I winced when I read the 'note').  Its been a week.., and the person is on night shifts

    . If you do this, you are adding something into the equation that isn't absolutely necessary and could actually put the seller off you as buyers.  The note is a little bit controlling (in my view).  Not everyone has the same sense of urgency you do.  I'd advise waiting another week.  Its not a long time for an offer to be considered.

    There are any number of reasons why a seller might be slow to respond.

    Perhaps they are negotiating with another buyer.
    Perhaps they are having cold feet about selling.
    Perhaps they haven't found another property yet so are in no rush.
    Perhaps they want to make you sweat and see if you increase your offer.

    Part of buying a house unfortunately. Move on and look at other properties. If they are interested they'll get back to you.
