Can agent ask me to pay for a hob that is chipped?

    One thing is for sure. If the OP raises a dispute at TDS, the landlord will fit a new hob straight away :)

    That's why it's such a farce.its easy to work out the maths. Charge less rent based on a hob that is only worth a percentage of the last time the property was rented out. But it won't be. The new tenants will be charged the same without a new hob. 
  • Any deposit money awarded by TDS etc is COMPENSATION for damage (which has reduced the value of the item) with no obligation to the Ll to actually replace the item.  

    Look up what fair wear and tear is. This is damage caused as a part of normal living.  Dropping something on a hob is a careless accident, not fair wear and tear.  The hob may be working, but it is damaged.

    I have had two hobs.  I was very careful using them and cleaning them.  Both looked as if they were new years later.  Its not an unreasonable expectation.

    I already read most of the documents in TDS, including this https://www.tenancydepositscheme.com/wp-content/uploads/2017/06/A_Guide_to_Deposits_Disputes_and_Damages_Updated_September_2020_v1.pdf

    But it is unclear whether TDS will award a higher cost against me if I fail in the dispute later.
  • No op you won't be charged. The TDS is there for disputes so you have nothing to lose. It was actually set up to protect tenants. You might be charged, and landlords don't have to replace unfortunately, but you can dispute.

    What happened if later TDS said is agent is correct, tenant is responsible for this hob. Can TDS said I need to pay the whole hob cost, or even charge me higher than £176?
    which mean later I need pay £220 or £300 and not the initial £176?

    It looks to be a fair deduction for damage that you have caused, why would you want to dispute it? You caused the damage, it’s fair that you pay for it.
    I don't call it as damaged. It is wear and tear issue
    Yes, you do seem to struggle somewhat with reality, among other things.

    Why have up you posted if you are just going to assert that you know better and everyone else is wrong?
