  • Firstly, the OP says toilet in the thread title and then says bathroom in the post.  So, on the assumption that they are talking about having a new bathroom, the cost of that is surely going to be a lot more than £2k.

    Secondly, you suggest that the OP will get £200 per month, then calculate that it will only take 10 weeks??

    Anyway, I do agree that it will be the lodger paying for the new bathroom so maybe it's not such a daft plan afterall (providing, of course, that they stay long enough)

    The flaw in that plan is that it would take 10 MONTHS, not weeks.

    How much did you budget for getting signed off by building control?

    the OP will be able to get a price very quickly if he can get the builders to come round and quote.  a toilet is not going to be cheap.  they have to join the underground waste pipe.  there will be install of pipes for the toilet, basin and radiator.  all add up.

    adding a downstairs toilet will increase the value of the property, but the OP may not realise how expensive it is going to be.  OP - it will be in the region of £2,000 to £3,000 minimum to install a toilet.  you also need to install a radiator in the toilet otherwise it will be very uncomfortable.  also a wash basin.
    Not be much at all, I doubt it will cover the cost.
    one of the item on the tick list for a family home is a downstairs toilet.  it depends on the area that the OP is in, but where we are, a downstairs toilet is a big item on the tick list.  i myself, would never consider buying a house without a downstairs toilet.

    in london, however, where space is tight, it is very rare to see a downstairs toilet.  having a downstairs toilet will make the property more desirable when it comes to selling.

    O/P do you have a plan of the upstairs showing where the existing soil pipe is? Suggest a new bathroom could be at least £3-5k depending on complexity of build required and quality of finish.

    I've never had a downstairs loo in any home I've lived in.  I've still managed to get to nearly 70 without undue suffering.  I know they have to be included in new builds.

    Mine just takes up space, so I just use it to store my vacuum cleaner, shoes etc. It rarely gets used for it's real purpose.
