    Hmm the second one is ok i guess. Its a bit small though because they have chosen to give more space to the kitchen diner than the living room. There might be some others similar, I'll have a look.

    The first one is no good, again due to mines in close proximity they are saying 30+% deposit.
    Second one small? There’s only you, you’ve said you don’t have visitors ever! So what does it matter? As long as it works for you! 
    Yeah only me but its the piano again isn't it. If its a single living room it needs to be big enough to have piano, TV & sofa in it. Often there are patio windows or obviously doors in the room so it limits the locations those things can go. My current house is very small but it has a reasonably large single living room - 5.2mx3.6m. I had to remove the fireplace (it was only an electric one, not a chimney) to get more wall space to put my digital piano on. A piano needs about the same floor area as a small sofa, 1.5m x 1m. That's why I think a 2 reception room house is generally better for living space, and would give me more chance of getting the piano away from the neighbours wall. Although a single living room suits me quite well if its big enough. 

    The Toll End Road one is a possibility, its on a very busy main road though, but yeah its fairly cheap I guess. The layout is a bit strange re the kitchen.

    The older properties re far bigger and give you a better chance of getting 2 reception rooms .org one large room 
    be careful, you’re slipping back into being negative again. If you’re not really careful you’ll end up being another Crashy 😧

    I think the Nightingale Drive one is still the best cheaper one that's been found. Hopefully the agent will get back to me soon on that. It was big enough for me in general, and had the garages/kitchens adjoining so the living room and piano would be well away from the party wall. I would be able to go to 15% on it, but would still rather stick to 10%. It had a sitting tenant though, so that's going to be an awkward viewing.

    Not necessarily going to be awkward. The house we purchased had tenants and they showed us around / left us to look around. They’d been given notice and already had a place they were movingly to, actually moved out a week after we viewed.
