As it stands, you haven't given us one genuine reason or clue as to why this is going wrong. Everything sounds quite normal to most of us. It appears to be you that's planning to pull out, collapse an entire chain and try to pull a fast one on your own estate agent, because you're convinced that someone else isn't trustworthy.Until that chain collapses due to someone else pulling out, you will be liable for that estate agent's fee and your solicitors fees until now.

Yes it can take weeks after searches. I've always instructed my solicitor to do searches immediately. They're usually back within a week or three. As I already said, base the whole process on 12-14 weeks. That's an AVERAGE time. So it may take less, it may take longer. And that's from when the entire chain was formed, not the first link.2024 wins: *must start comping again!*1 -
OP has lost the plot, pointless trying to talk common sense as it doesn't seem to be going in.
I never viewed my last 2 properties at all my husband viewed it once for half hour , no survey , cash buyer for my house , no mortgages and empty property on my purchase ..took 14 weeks .
If you sell to your friend be prepared for an invoice from EA5 -

You're making this process far too difficult for yourself (and probably others). Just sit back, let others do their jobs and stop analysing every single step. Why on earth would a desktop valuation be a problem? We had one, and so do plenty of other people. The process takes enough time during normal times and now there's a global pandemic causing havoc. A lot of solicitors, surveyors, EAs and God knows who have significantly bigger caseloads now.
It sounds like your projecting your plans on other people. You're the one planning on collapsing the chain, so you're convinced someone else will do it. A bit like cheaters think their partners are cheating...8 -
I sold my dad’s bungalow two years ago. It was vacant and the purchaser had sold to someone who had already sold and was living in rented accommodation. It took three months without the complication of Covid.
We are at the top of a chain of three. The chain was completed on 3rd July and we are still waiting for exchange/completion. Yes the lack of communication is frustrating but I know in my job one of my bugbears is answering emails/phone calls to reassure people I’m doing my job instead of actually doing my job.5 -

OP I think you’re being a little unreasonable expecting anything to happen quickly at the moment. Nothing you’ve said suggests anyone else is about to pull out, rather that you might! We are in a chain of 1, our vendor already has their next property and we are chain free, yet we are nowhere close to even discussing exchange dates yet and our offer was accepted at the beginning of September. We aren’t worried about the purchase, we just know everything is taking longer at the moment. I also suspect that if you do pull out on a proceedable buyer at this point in favour of another, avoiding your EA, you will still have to pay them anyway.Just wait a few more weeks and see what happens.1
