Not Confident on Chain ..No Trust on EAs...What should I do..?

    What I mean is 4 weeks over after search completion and mortages by everyone in the chain based on information shared by EA. Not sure what else could cause delays..?

    Yes I have given notice to EA before and their trick seems to be once you give notice Offer will emerge from nowhere!! Once I had offer tried proceed with that offer and wasted 3 months now.
    You have given notice and you think they're inventing a buyer who - what - doesn't instruct a solicitor? Doesn't pay for searches? Doesn't pay for/ choose a mortgage product? Surely your solicitor would've been in touch with their solicitor during that time? Or do you honestly believe the lender and solicitor are in cahoots with the EA too?

    Sorry, you are making absolutely no sense.

    Yes it can take weeks after searches. I've always instructed my solicitor to do searches immediately. They're usually back within a week or three. As I already said, base the whole process on 12-14 weeks. That's an AVERAGE time. So it may take less, it may take longer. And that's from when the entire chain was formed, not the first link.

    How do you even know this??? I'm selling, in a small chain. All legal work is complete. There's an issue with someone's mortgage offer which we understand and are waiting. Patiently.

    OP I think you’re being a little unreasonable expecting anything to happen quickly at the moment. Nothing you’ve said suggests anyone else is about to pull out, rather that you might! We are in a chain of 1, our vendor already has their next property and we are chain free, yet we are nowhere close to even discussing exchange dates yet and our offer was accepted at the beginning of September. We aren’t worried about the purchase, we just know everything is taking longer at the moment. I also suspect that if you do pull out on a proceedable buyer at this point in favour of another, avoiding your EA, you will still have to pay them anyway. 

    Just wait a few more weeks and see what happens.
