Not Confident on Chain ..No Trust on EAs...What should I do..?

    Yes I have given notice to EA before and their trick seems to be once you give notice Offer will emerge from nowhere!! Once I had offer tried proceed with that offer and wasted 3 months now.

    Sole selling rights etc are irrelevant at this point because most agents will have a 'ready, willing and able' clause that entitles them to their fee if the vendor pulls out of the purchase on a ready, willing and able buyer.   This is where the OP currently sits.  The sole agency agreement is a separate issue.  

    We've got an extremely sensitive OP here.  We are barely at the 'average' time for exchange and completion (which naturally gets longer with a chain and with Covid) and the OP has been panicking since the beginning, with 20 threads.   

    OP, your thoughts are not truth.  You must not always believe them!! 

    The suggestion that the EA gets two sets of fees is absurd.  The buyer gets a discount but then has to pay it to the estate agent?  Come on.   You think you're separating from this but you're not as your thoughts are unreasonable.  
    Question is how long that clause valid normally??? BTW. I checked my EA agreement, no much clause.More over I may not pull out explicitly as I know weaker chain member is holding everyone for ransom now. I just made sure my seller know about it and just speed-up inevitable collapse.

    Serious question, how long did you think the process from start to finish would take? What exactly are you waiting for now?

    You're not sounding very patient. These things take time!
    Will it take 4 weeks after all search completion all chain members..?

    That would be quick. The entire process is likely to take 3-4 months in the current climate. Searches are taking weeks in some boroughs.

    Not everybody has a survey. Not sure which link you're referring to, but could it be they're not having one? Desktop valuations are extremely common at the moment. That's normal.

    BTW though I am appearing as very impatient in this forum so far I had only once had tough talk with EA. Thats only when they came up with a lie and they thought I am a novice idiot .

    It's pretty common for them to erm "stretch the truth". Can't remember if you've said what they lied about, but I wouldn't take it too personally!

    I stopped phone conversations now as it appears no continuity of what EA says every week. EAs are very reluctant to email obviously.

    Far from obviously.  I suspect they have you worked out as to the type of client you are. Therefore are treading carefully.  You aren't first nor the last to attempt to pull a stunt.

    I never caused any trouble to my EA or anyone in the chain. Only thing I need is straight forward information than repeating standard non-sense over phone. Thats why email info preferred.
