Not Confident on Chain ..No Trust on EAs...What should I do..?

    Yes I am really concerned. But I already 4 times did house purchases so not that new. I think I am dealing with worst people in all fronts this time!

    This must be your 4th? 5th? 6th? thread on this purchase?
    It would help to stick to one thread so all the relevant history can be seen in one place. People here can then far better judge what issues you've faced and whether you are getting hings out of proportion, or whether this purchase really is beyond hope.

    I only viewed my last purchase once and we were ready to complete in 8 weeks. Didn’t occur to us to ask for a second viewing, we knew we liked it. 

    We also only viewed our current purchase once. Would have preferred to go back but Had no choice this time, they had an open day with 18 viewings then 6 offers the same way so it went to best and final.

    Is there a chance in the current situation where not much business EAs could be playing Double Role..? Get selling Fee from seller & Get some Kickback from buyer by forcing seller to reduce price..? Fee from both ends. Especially EAs honesty level is only comparable with that of Car Sales Man in my opinion. (No offence meant ) 

    After all searches by all in the chain and still no Update & no progress and I need to make sure completion by March to get Stamp duty exception. So I don't see any reason why I had to pay if EA is not doing their job properly. My buyer is willing & ready but chain start have problem & playing with price which EA is trying to relay costs to others in the chain by telling lies and made-up stories.

    Yes I stopped sleeping for weeks now!!

    As for the chain collapsing between exchange and completion - I still haven't received any clear cut answer to this from anyone except saying ..it will not happen and rarely happened in the past. Question I have is If I am near top of chain and at bottom end chain breaks after exchange, will I get my deposit back..??  I know I can keep my buyers deposit, but its lower than mine.

    yes I am liable within a period. but after that I am not. I am not going to formally accept offer until that period is completed. I am planning to use same solicitor my previous buyer used so that search is only name sake only though same fee have to be paid to the solicitor.

    Well it was two years for my vendor, so be careful.

    The deposit issue, people sue down the chain. You'd have an enormous claim on your buyer. Not just your deposit.

    I have only 3 weeks notice with agency, next week I will give that notice and will progress with my friend once that period is over.

    Ignore comments about having to pay EA fees. First check your contract if you gave sole selling rights or sole agency. If sole agency and the new buyer was not introduced or registered to current EA , no fees to pay. If sole selling rights you may still not have to pay them as you gave notice and found this buyer after their notice period expired. If not happy pull the plug and save the EA fees. 
    Completion before Christmas doesn’t sound realistic so if jumping ship don’t get your expectations up !
